Overview
JOB SUMMARY: The Groundskeeper is responsible for maintaining the appearance, cleanliness, and safety of the Company's outdoor grounds and landscaped areas. This position performs routine landscaping, lawn care, irrigation, and general property maintenance to ensure the premises are attractive, functional, and well-maintained.This position is part time- temporary until 10.15.2026
ESSENTIAL DUTIES AND RESPONSIBILITIES
Grounds Maintenance
· Inspect property grounds daily, including trash and debris pick-up
· Sweep sidewalks and parking lots' gutters
· Repair basic irrigation issues
· Maintain attractive grounds by weeding and performing other maintenance
· Operate snow removal equipment to maintain parking lots and sidewalks
· Reporting on ground supply inventory status to the Regional Director weekly to ensure adequate supply of each stocked item
Common Area Maintenance
· Clean breezeways and walkways daily, including power washing and mopping as necessary
· Remove all trash, debris, and cobwebs
· Clean playgrounds, public common areas, etc.
· Empty trash cans and consolidate for weekly pickup
· Maintain the cleanliness of trash areas
· Clean common area light fixtures
· Report damaged or missing items from all common areas and amenities to the Lead Maintenance Tech daily
General Maintenance
· Perform light maintenance through assigned work orders
· Paint interior and exterior walls and trims as needed
· Assist other staff with moving furniture, unloading and storing supplies
· Trash out vacant units in accordance with assigned work orders
· Perform on-call maintenance as needed on a rotating schedule
· Other duties as assigned
Qualifications:

EDUCATION/EXPERIENCE
· High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience
· On-site multifamily maintenance experience preferred
· Working knowledge of MS Office, including Word, Excel, and Outlook preferred
· Have a valid driver’s license and auto insurance

· Bilingual in Spanish and English- desireable
PHYSICAL REQUIREMENTS
· Frequent standing, walking, bending, kneeling, stooping, reaching, and climbing.
· Ability to lift and carry up to 50 pounds regularly and more with assistance when necessary.
· Ability to work outdoors in varying weather conditions, including heat, cold, rain, wind, and snow.
· Ability to safely operate power equipment and hand tools.
· Ability to perform repetitive physical tasks throughout the workday.
WORKING CONDITIONS
· This position is performed primarily outdoors and may require exposure to varying weather conditions, noise, dust, pollen, chemicals, and moving equipment. Appropriate personal protective equipment must be used as required.
