SUMMARY:
Under general supervision of the Facilities Superintendent, the Facilities Maintenance Technician is responsible for performing routine building maintenance, routine swimming pool maintenance, set up and take down of special events and City meetings.
Supervision:
Reports to: Facilities Superintendent; position will not have direct supervision over other staff.
EDUCATION AND EXPERIENCE:
HS Diploma/GED, and two years related experience in repair and maintenance, electrical, HVAC, and other related experience.
License and Certifications:
Valid Texas Driver's license.
CDL license preferred.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Replaces or updates inoperable or old building materials and appliances (e.g. motors, belts, pumps, windows glass, sinks, doors, smoke alarms, cabinets, shelves, tile, light fixtures, filter systems, etc.) to provide safe and comfortable working environment for employees using various tools and materials (e.g. ladders, power saws, screwdrivers, hammers, drills, etc.)
· Performs routine pool maintenance, including vacuuming, backwashing sand filters applying chemicals correctly, cleaning and scrubbing as needed.
· Performs minor plumbing maintenance on pool equipment.
· Performs minor painting, carpentry and masonry work.
· Assists in inspection and preventive maintenance on tools and equipment.
· Reconfigures, moves and positions furniture, wall panels, work surfaces, storage bins, lighting and file cabinets to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
· Supervises and sets up facilities for meetings, training, conferences and special events.
· Sets up banners, stages and materials for outdoor special events.
· Maintains inventory of facility maintenance tools and supplies.
· Performs facility maintenance and repair requests from various departments.
· Read and understand work orders.
· Performs other duties as assigned
· Maintain tools and equipment in working order with knowledge of the operation of equipment and the ability to distinguish frequencies, sounds, colors and odors in order to troubleshoot for repairs.
· Safely operate and maintain city vehicle and equipment in all weather conditions.
· Assist other trade personnel in their work, including park maintenance staff.
· Establish and maintain effective working relationships with those contacted during work.
Knowledge, Skills and Abilities:
· Knowledge of miscellaneous office equipment; calculators, computers, FAX machines & copiers.
· Knowledge of maintaining tools and equipment in working order with knowledge of the operation of equipment and the ability to distinguish frequencies, sounds, colors and odors in order to troubleshoot for repairs.
· Knowledge of standard safety practices for vehicle use, equipment, and tools.
· Ability to follow orders and complete work assignments with a minimum of supervision.
· Ability to deal effectively and communicate orally with supervisors, co-workers, employees, contractors, vendors and the public to obtain and provide useful information.
· Ability to apply methods, practices, and procedures in preventative maintenance, inspection, repair, renovation, and minor construction of buildings and utilities.
· Ability to work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.
· Ability to prioritize daily work, escalating critical tasks.

Interpersonal Relationships
Consistently works with other team members in close proximity and interacts daily with office staff.
Hours/Travel
Usually works a standard 40-hour week, 5 days per week but may be required to work evenings or weekends to meet deadlines or for special projects/assignments.
Physical Demands and Work Conditions
Requires physical work; heavy lifting, pushing, or pulling required of objects up to 200 pounds. Physical work is a primary part (more than 70%) of the job. This position will involve some exposure to hazards or physical risks, which require following basic safety precautions. Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises. Works in indoor and outdoor conditions, in seasonal and weather conditions; drives a vehicle; subject to emergency situations.
May lift and move boxes weighing up to 50 pounds.
Disaster Service Workers Clause
Always in the event of a declared emergency or any undeclared emergency or natural disaster that threatens the life, health and/or safety of the public, designated employees may be assigned to assist rescue and relief workers. Such assignments may be in locations, during hours and performing work significantly different from the employees’ normal work assignments and may continue through the recovery phase of the emergency.
