Responsibilities
- Perform routine inspections and preventative maintenance on building systems including HVAC, plumbing, electrical equipment, and facilities infrastructure.
- Repair and troubleshoot electrical systems using schematics, electrical equipment repair techniques, and tools such as ohmmeters.
- Conduct plumbing maintenance and repairs on pipes, fixtures, and systems to ensure optimal operation.
- Carry out carpentry tasks including repairs to building interiors, doors, windows, and other structural elements.
- Utilize hand tools and power tools for maintenance painting, welding, and other repair activities to uphold the community’s historic character.
- Maintain facilities equipment including programmable logic controllers (PLCs), HVAC systems, and other mechanical devices.
- Ensure all work complies with safety standards and building codes.
- Support customer service efforts by responding promptly to resident maintenance requests and providing clear communication throughout the repair process.
- Keep detailed records of maintenance activities, schematics, inspections, and repairs for compliance and future reference.
Skills
- Strong mechanical knowledge with experience in building interior maintenance and facilities upkeep.
- Proficiency in electrical work including troubleshooting with schematics and using tools like ohmmeters.
- Hands-on experience with HVAC system repair and plumbing system maintenance.
- Skilled in carpentry, painting (including residential painting), welding, and general facilities maintenance.
- Knowledge of programmable logic controllers (PLCs) and electrical equipment repair techniques.
- Ability to read technical schematics accurately; familiarity with electrical equipment repair standards.
- Excellent customer service skills with a proactive approach to resident satisfaction.
- Experience in maintenance roles is a plus; capable of guiding team members when needed.
- Familiarity with maintenance, repair & operations (MRO) practices; experience working with schematics is highly desirable.
- Competence in using hand tools effectively for various repair tasks; experience with HVAC systems is preferred.
