Position Overview
The Maintenance Manager is responsible for overseeing the daily operations, performance, and maintenance functions of the property’s maintenance department. This role ensures the property remains safe, fully functional, well-maintained, and aligned with company standards through effective leadership of the maintenance team and oversight of building systems, preventative maintenance programs, vendor coordination, and resident service delivery.
This role requires strong technical knowledge, leadership capability, sound decision-making, and the ability to effectively manage both routine maintenance operations and emergency response situations.
Key Responsibilities
Maintenance Operations Leadership
- Oversee the daily operations of the maintenance department to ensure efficient and effective property maintenance
- Supervise, train, coach, and develop maintenance team members while maintaining performance expectations and accountability
- Assign, prioritize, and monitor daily maintenance tasks, service requests, preventative maintenance activities, and property projects
- Ensure maintenance operations are aligned with company policies, operational standards, and safety requirements
Building Systems & Asset Preservation
- Oversee the maintenance, repair, and functionality of building systems, including:
- HVAC systems
- Plumbing systems
- Electrical systems
- Appliances
- Mechanical equipment
- Common area infrastructure
- Conduct regular inspections of building systems, common areas, amenity spaces, and exterior grounds to identify and proactively address maintenance concerns
- Ensure the property remains safe, clean, fully operational, and visually maintained to company standards
Resident Service & Work Order Management
- Ensure timely and professional response to resident maintenance requests and service concerns
- Monitor work order completion timelines and quality of service delivery
- Support resolution of escalated maintenance-related resident concerns
- Maintain a customer-service-oriented maintenance culture that reflects company standards
Preventative Maintenance & Unit Turnovers
- Develop, implement, and oversee preventative maintenance programs to preserve building systems and reduce reactive repairs
- Oversee unit turnover preparation, inspections, repairs, and readiness for occupancy
- Ensure vacant units are completed within established timelines and meet company standards for move-in readiness
Vendor & Contractor Management
- Coordinate and oversee third-party vendors, contractors, and service providers performing work at the property
- Monitor vendor performance, quality, compliance, and cost-effectiveness
- Assist in obtaining proposals, coordinating repairs, and ensuring completion of contracted work
Safety & Compliance
- Ensure compliance with company safety policies, OSHA standards, and applicable building regulations
- Promote safe work practices across the maintenance team
- Maintain required maintenance documentation, inspections, and compliance records
- Identify and escalate safety concerns, building risks, or operational hazards promptly
Budget & Operational Support
- Support expense management through effective resource allocation, vendor oversight, and preventative maintenance planning
- Assist Property Management with maintenance-related budgeting, forecasting, and capital planning as needed
- Identify opportunities to improve operational efficiency and reduce maintenance-related costs
Emergency Response & On-Call Leadership
- Participate in on-call rotation and respond to after-hours emergencies as required
- Ensure emergency maintenance issues are addressed promptly and appropriately
- Maintain readiness to support urgent operational needs outside of standard business hours
Additional Duties
- Perform other job-related duties as assigned by management based on business needs
Qualifications
- High school diploma or equivalent required
- Technical certification, trade school education, or relevant maintenance certifications preferred
- Minimum 5+ years of residential property maintenance experience required
- Previous supervisory or maintenance leadership experience strongly preferred
- Strong working knowledge of:
- HVAC systems
- Plumbing systems
- Electrical systems
- Appliances
- General building maintenance
- Preventative maintenance practices
- Experience managing vendors and contractors preferred
- Strong leadership, communication, and organizational skills
- Strong troubleshooting and problem-solving abilities
- Customer-service-oriented mindset
- Proficiency with maintenance tools, systems, and standard office technology
- Experience with Yardi or maintenance work order systems preferred
- Valid driver’s license required
- Reliable transportation required
- Working mobile phone required
Work Schedule & Availability
- Ability to work a flexible schedule, including evenings, weekends, and holidays as operationally required
- Participation in rotating on-call schedules required
- Availability to respond to emergency situations outside of standard business hours
Essential Functions

Physical Requirements
- Ability to stand, walk, bend, kneel, crouch, crawl, and climb regularly
- Ability to lift and move up to 50 pounds regularly and more with assistance when required
- Ability to work on ladders, elevated surfaces, rooftops, and in confined spaces
- Ability to safely operate maintenance tools, machinery, and protective equipment
- Ability to work indoors and outdoors in varying weather and environmental conditions
