What you'll do

Independently prepare conceptual estimates and preliminary budgets during early project development phases, applying judgment where complete information isn't yet available

Review plans, specifications, and proposal documents to determine project scope and develop detailed quantity take-offs and cost estimates

Identify and solicit qualified subcontractors and material vendors, evaluate bid packages, and reconcile scope differences to determine which bids to carry forward

Lead post-bid discussions with trade partners to resolve scope and pricing questions

Select and apply estimating methodologies, software tools, and historical data to calculate material, labor, and equipment costs

Participate in pre-bid meetings, site walks, and internal estimate reviews, independently identifying risks or gaps that could affect cost or schedule

Draft scopes of work and proposal clarifications, exercising judgment on what must be included to protect the project and the company

Evaluate cost-effective design and construction alternatives during value engineering, recommending options based on independent analysis

Contribute to GMP package development, identifying and documenting clarifications, assumptions, and risk items

Present completed estimates to the Director of Estimating for final review and approval
What you bring

Strong understanding of commercial construction means and methods, particularly tenant improvement and core/shell work — we welcome candidates across a range of experience levels

Proven experience (generally two years) independently preparing, reviewing, and presenting cost estimates

Ability to read and interpret multi-discipline construction documents and understand their impact on project scope and cost

Strong mathematical and analytical skills with attention to detail

Knowledge of construction methods, materials, and building codes

Intermediate proficiency in Microsoft Office, and familiarity with Bluebeam, BuildingConnected, and ProEst

Ability to work independently with minimal day-to-day supervision in a fast-paced estimating environment

Bachelor's degree in Construction Management, Civil Engineering, Business, or related field preferred
