Overview
The HVAC Technician Supervisor is responsible for overseeing the operation, maintenance, repair, and preventative maintenance of all HVAC and mechanical systems throughout the property. This position provides hands-on technical expertise while supervising HVAC technicians and coordinating daily activities to ensure a safe, comfortable, and efficient environment for guests and associates. The HVAC Technician Supervisor will support Engineering Management by assisting with scheduling, project coordination, preventative maintenance programs, and team development.
Responsibilities
- Supervise and coordinate the daily activities of HVAC technicians and engineering staff assigned to HVAC operations.
- Schedule, assign, and monitor preventative maintenance (PM) programs for all HVAC and mechanical equipment.
- Operate, maintain, and troubleshoot low-pressure boilers, hot water systems, air conditioning systems, and related mechanical equipment.
- Ensure all HVAC equipment, refrigeration systems, exhaust systems, and associated controls are functioning efficiently.
- Review, prioritize, and assign work orders while ensuring timely completion of all assigned tasks.
- Assist with diagnosing and repairing commercial kitchen, laundry, refrigeration, and pool equipment as needed.
- Coordinate and oversee work performed by outside contractors and vendors.
- Maintain accurate maintenance records, logs, inspections, and preventative maintenance documentation.
- Assist Engineering Management with procurement of supplies, inventory control, and purchase order requests.
- Monitor inventory levels of HVAC parts, tools, and maintenance supplies.
- Respond promptly to guest requests, service calls, and emergency maintenance situations.
- Ensure compliance with CARE, PRP, and other property maintenance programs.
- Conduct inspections of completed work to ensure quality standards are met.
- Train, mentor, and develop HVAC technicians and engineering team members.
- Promote and enforce all safety procedures, OSHA regulations, and company policies.
- Maintain a thorough understanding of fire alarm procedures, emergency response protocols, and life safety systems.
- Assume responsibility for HVAC operations and assist with Engineering Department leadership in the absence of Engineering Management.
- Participate in departmental meetings and provide recommendations for operational improvements and energy conservation initiatives.
Qualifications
- Minimum of 5 years of HVAC maintenance experience in a hotel, resort, commercial, or institutional environment.
- Minimum of 2 years of supervisory or leadership experience overseeing maintenance or HVAC personnel.
- Universal EPA Certification (Required).
- Extensive knowledge of commercial HVAC systems, boilers, chillers, air handlers, refrigeration equipment, and building automation systems.
- Experience with commercial kitchen and laundry equipment preferred.
- Knowledge of electrical, plumbing, pool systems, and general building maintenance preferred.
- Strong leadership, organizational, communication, and problem-solving skills.
- Experience utilizing computerized maintenance management systems (CMMS) and work order systems.
- Ability to prioritize multiple projects and manage team workloads effectively.
- Ability to work a flexible schedule including nights, weekends, holidays, and emergency call-outs as needed.
Physical Requirements
- Ability to stand and walk for extended periods of time.
- Ability to bend, kneel, squat, crawl, climb ladders, and work in confined spaces.
- Ability to lift, carry, push, and pull up to 50 pounds frequently and up to 100 pounds occasionally.
- Ability to work both indoors and outdoors in varying weather conditions.
- Ability to safely utilize ladders, lifts, and other maintenance equipment.
