POSITION SUMMARY
The BIM/VDC Field Coordinator is the link between McIntosh's coordinated 3D model and the installed work in the field. This position operates the company's Trimble robotic total station to perform precise layout of mechanical, plumbing, and piping systems; captures existing conditions and installed work through field measurement and 3D scanning; and works directly with the BIM/VDC department to keep the model and the field in agreement throughout the life of each project. The role splits time between active job sites and the VDC office and supports projects across McIntosh's four-state footprint.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Set up, calibrate, and operate the Trimble robotic total station and associated field tablets/software (Trimble Field Link) on active construction sites.
- Perform layout of pipe sleeves, hangers, supports, anchors, concrete inserts, equipment pads, floor and wall penetrations, and block-outs from the coordinated model.
- Establish project control from the general contractor's benchmarks and grid lines; verify and maintain control throughout construction.
- Perform 3D laser scans of existing conditions on retrofit and renovation work; register and process point clouds and deliver them to the BIM/VDC department for scan-to-BIM modeling.
- Scan and verify installed work against the coordinated model; identify deviations and clashes before cover-up and report findings to the project team.
- Export and manage layout point files from Revit/Navisworks-based coordinated models; track model revisions and update field layout data accordingly.
- Coordinate daily with McIntosh foremen, superintendents, the BIM/VDC department, and general contractor field staff to sequence layout with the project schedule.
- Document all layout and scanning activity daily, including points shot, areas covered, and discrepancies found.
- Capture as-built conditions and support closeout documentation deliverables.
- Train and assist foremen and craft personnel in basic layout tool use as directed.
- Transport, secure, and maintain all assigned instruments and equipment; report damage or calibration issues immediately.
- Comply with all McIntosh and site-specific safety requirements; participate in daily huddles and job hazard analyses.
- Perform other duties as assigned.
MINIMUM QUALIFICATIONS
- High school diploma or GED.
- 3+ years of construction layout experience using robotic total stations (Trimble preferred), or equivalent combination of mechanical trade experience and layout training.
- Proficiency with Trimble Field Link and/or Trimble Access.
- Ability to read and interpret construction drawings, shop drawings, and 3D BIM/CAD models (Revit, Navisworks, AutoCAD).
- Working knowledge of mechanical systems — HVAC piping, plumbing, and equipment.
- Strong understanding of layout principles: control networks, benchmarks, coordinate systems, and elevations.
- Demonstrated ability to maintain ±1/8" accuracy on large or complex job sites.
- Valid driver's license, insurable driving record, and ability to travel to project sites across Oklahoma, North Texas, Arkansas, and Kansas, including occasional overnight stays.
- OSHA 10 certification (OSHA 30 preferred), or ability to obtain within 90 days.
PREFERRED QUALIFICATIONS
- Experience with Trimble SX-series scanning total stations or dedicated 3D laser scanners and point cloud registration (Trimble RealWorks, Business Center, or similar).
- BIM/VDC coordination or modeling experience; familiarity with Revit and Navisworks workflows.
- Prior mechanical, plumbing, or MEP trade experience (apprenticeship or journeyman background).
- Multi-trade layout experience across two or more MEP disciplines.
- Experience on healthcare, data center, or large commercial projects.
PHYSICAL REQUIREMENTS & WORKING CONDITIONS.
- Active construction site environment with exposure to weather, dust, noise, uneven surfaces, and elevated work areas.
- Ability to stand and walk for extended periods; lift and carry up to 50 lbs (instrument cases, tripods, prisms).
- Ability to climb ladders and work from lifts as required.
- Regular local travel between job sites; periodic overnight travel within the company's operating footprint.
Pay: $59,000.00 - $76,000.00 per year
