About the Team
Our Land and Right-of-Way (ROW) team is a national leader in comprehensive land and ROW services supporting renewable energy, solar, and electric transmission projects. We take a seamless, multidisciplinary approach to delivering turnkey project solutions — spanning land acquisition, title abstracting, document preparation, permitting strategy, GIS services, and program management.
Atwell's Land Solutions team is seeking a contract Title Researcher to support a utility competition take-off project in Michigan. This is a remote, research-focused role — you will not be engaging landowners or negotiating acquisitions. Instead, you'll be responsible for building a clear, accurate picture of property ownership and title history from county and public records.
Job Duties & Responsibilities
- Conduct detailed title research, ownership verification, and parcel analysis using county records, GIS systems, and public data sources
- Determine current ownership and legal description of land required for the project
- Search property records for conveyances, liens, and other instruments
- Plot legal descriptions, including metes and bounds
- Prepare runsheets of compiled records showing title to property and effects of liens/encumbrances
- Obtain and review title information; check accuracy of legal descriptions against maps
Qualifications
- Experience in land and right-of-way title/easement documentation
- Strong knowledge of researching courthouse and county clerk records online
- Ability to interpret deeds, leases, court actions, probates, and other documents affecting property ownership
- Ability to plot metes and bounds and read both electronic and paper maps
- Proficiency in Microsoft Excel for project reporting
- Location: Michigan or neighboring state preferred / open to remote nationwide
