Job Summary
We are seeking a reliable and skilled Turn Technician / Make-Ready Technician to join our Asset Management team. This position is responsible for preparing vacant apartments and scattered-site homes for occupancy by completing maintenance repairs, inspections, preventive maintenance, and make-ready work.
The Turn Technician plays an important role in reducing vacancy loss, maintaining quality housing, and ensuring units are safe, clean, fully operational, and ready for new residents. This position works closely with Asset Management, Facilities, contractors, and internal team members to meet VBCDC’s quality standards and housing compliance expectations.
Key Responsibilities
The Turn Technician will be responsible for:
- Preparing vacant units and scattered-site homes for new occupancy.
- Completing assigned make-ready work within established turnaround goals.
- Performing detailed inspections of vacant units and identifying needed repairs.
- Completing basic plumbing, electrical, carpentry, drywall, painting, flooring, appliance, and fixture repairs.
- Replacing or coordinating replacement of locks, doors, windows, cabinets, countertops, smoke detectors, and carbon monoxide detectors.
- Ensuring each unit is clean, safe, hazard-free, fully operational, and move-in ready.
- Coordinating access for vendors and contractors as needed.
- Reviewing completed contractor work and reporting incomplete or deficient items.
- Assisting with punch list completion before resident move-in.
- Maintaining tools, supplies, equipment, and materials in an organized and safe manner.
- Completing work orders, inspection documentation, and maintenance system updates accurately and timely.
- Following OSHA and company safety requirements, including proper use of personal protective equipment.
- Reporting unsafe conditions, unusual unit conditions, or maintenance concerns immediately.
- Interacting professionally and respectfully with coworkers, vendors, contractors, residents, and community partners.
- Assisting other maintenance team members as needed.
- Performing other duties as assigned.
Minimum Qualifications
- High school diploma or equivalent required.
- At least one year of apartment maintenance, residential construction, remodeling, or related experience preferred.
- Valid driver’s license with an acceptable driving record.
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
- Ability to travel between VBCDC properties as needed.
- Basic knowledge of general maintenance repairs and unit turnover standards.
- Strong time management, organization, and follow-through skills.
- Ability to work independently and as part of a team.
Preferred Qualifications
- Experience working in apartment maintenance or affordable housing communities.
- HVAC certification preferred.
- EPA Section 608 certification preferred.
- General knowledge of building systems, including plumbing, electrical, HVAC, appliances, and carpentry.

Physical Requirements
This position requires the ability to:
- Frequently stand, walk, climb stairs, bend, kneel, squat, crawl, and reach.
- Lift and carry up to 75 pounds.
- Work indoors and outdoors in varying weather conditions.
- Safely operate maintenance tools, equipment, ladders, and power tools.
- Drive between VBCDC properties as required.
