Position Summary:
The Porter/Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments. This opportunity will be assigned to our "Fort Worth Pod" of properties, located in Fort Worth, Texas. All properties will be within a 5 to 10 minute commute of one another and this position will be apart of the maintenance team to service these properties.
(**An Auto Allowance will be provided on top of hourly wage**)
Essential Duties and Responsibilities:
- This Pod consists of 226 units over the following boutique properties (The Palmer, Park 7, Magnolia at Vickery, Magnolia at Park, and Mistletoe Heights). Magnolia at Vickery, Magnolia at Park, and Mistletoe Heights will be the primary assigned properties for this position.
- Full staff is in place and looking for an additional player to fill up our squad!
- Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
- Removes trash from office areas and apartment community perimeter on a daily basis.
- Prepares property trash for city pick-up.
- Assists in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
- Performs assigned maintenance tasks in a timely manner.
- Assists in the cleaning of available apartments and/or models.
- Assists in the troubleshoot/repair of mechanical, carpentry and electrical problems.
- Reports any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Director.
- Meticulously maintains curb appeal.
- Represents the community in a professional manner at all times-on/off property.
- Delivers communication documentation to residents.
- Ensures that unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all company, local, state and federal safety rules.

Qualifications
- Basic proficiency of reading and writing of the English language.
- Minimum one year full‐time related experience.
- Willingness to perform all required tasks.
- Demonstrated knowledge of work safety habits.
- Ability to professionally represent the company.
- Able to work on‐call (as necessary and/or an emergency arises) and extended hours (including after hours and weekends).
- Attention to detail ‐ meticulous.
- Ability to organize and prioritize work.
- Ability to interact effectively with staff and residents.
- Ability to work individually and with a team.
Education/Certification
High school diploma or GED preferred.
Supervisory Responsibility
This position does not have supervisory responsibilities.
Expected Hours of Work
Hours for this position will be Monday Thru Friday. Physical presence at Magnolia properties is required to perform the duties of this position.
