Position Overview
As a Residential Construction Project Manager – Exteriors, you are the owner of project execution once a job is sold. You are the final authority on measurements, quality, and close-out. This role is equal parts technical, operational, and customer-facing.
You are responsible for ensuring that every roofing, replacement window, and siding project meets Cupcake standards—on paper, in the field, and in the homeowner’s eyes. You are not scheduling crews or ordering materials, but you are accountable for quality, accuracy, and completion.
What You’ll Be Doing
Final Measurements & Job Accuracy
Conduct precise final measurements for roofing, replacement windows, and siding projects to ensure jobs are scoped correctly before installation.
Project Quality Management
Hold subcontractors accountable to Cupcake’s workmanship standards. Identify issues early, address deficiencies, and ensure projects are completed correctly the first time.
Change Order Management
Identify, document, and communicate change orders clearly and professionally to homeowners and internal teams.
Service & Issue Resolution
Manage service tickets and post-install issues with urgency and ownership, ensuring problems are resolved—not explained away.
Final Walkthroughs & Close-Out
Conduct final walkthroughs with homeowners, confirm satisfaction, and ensure all project details are completed to standard.
Payment Collection
Collect final payment at project completion and ensure a clean, professional close-out experience for the homeowner.
Cross-Team Coordination
Work closely with our Operations Coordinator, sales team, and office staff to ensure smooth handoffs and accurate communication throughout the project lifecycle.

Qualifications
- Prior experience as a residential exterior Project Manager, Superintendent, or Construction Manager or solid general residential construction project management experience
- Strong understanding of roofing, replacement windows, and/or siding installations
- Experience managing subcontractors and holding them accountable to quality standards
- Comfort working directly with homeowners and handling difficult conversations professionally
- Ability to manage multiple active projects simultaneously without things slipping
- Strong organizational and communication skills
- Nice to have: JobNimbus experience
- Valid driver’s license and ability to work in the field daily
