Multifamily Leasing Manager
Position Summary: Place 2B Properties is seeking an experienced Multifamily Leasing Manager to support the Director of Property Management in overseeing leasing operations, rent collections, delinquency management, resident relations, and staff performance across multiple multifamily communities and single-family rental properties throughout the Willamette Valley. Total unit count will be around 300.
The ideal candidate has a strong background in leasing, accounts receivable, delinquency management, Fair Housing compliance, and team leadership.
Candidates without multifamily property management experience will not be considered.
Required Qualifications
- Minimum 3 years of multifamily property management experience required

Minimum 1 year of supervisory or team leadership experience required

Experience managing rent collections, delinquency, and resident accounts required

Working knowledge of Oregon landlord-tenant laws required

Fair Housing knowledge required

Reliable transportation required

Experience with AppFolio or comparable property management software required
Preferred Qualifications
- Oregon Property Management License

Experience with AppFolio, TenantTech, and PropertyMELD

Experience supporting multiple properties or portfolios

Experience coordinating evictions and payment arrangements
Key Responsibilities
Team Leadership
- Supervise, coach, and develop leasing agents and support staff

Conduct regular team meetings and performance reviews

Assist with recruiting, onboarding, and training new employees
-
Establish performance expectations and accountability measures
Leasing & Occupancy Management
- Lead leasing efforts to achieve occupancy and revenue goals
-
Monitor leasing performance and conversion metrics
-
Evaluate market conditions and recommend pricing adjustments
-
Ensure Fair Housing compliance in all leasing activities
-
Manage online reputation and resident communication strategies
Accounts Receivable & Delinquency Management
- Oversee rent collection processes across assigned properties

Monitor delinquency reports and aging balances

Issue notices and coordinate payment arrangements

Work with legal partners regarding eviction proceedings

Maintain accurate resident ledgers and account records
Financial Performance
- Review occupancy, collections, delinquency, and revenue KPIs

Identify opportunities to improve property performance

Assist with budget preparation and monthly reporting

Support audits and month-end financial processes
Resident Relations
- Serve as an escalation point for resident concerns

Promote positive resident experiences and retention

Educate residents on payment options and online systems
Compliance & Risk Management
- Ensure compliance with Fair Housing regulations and Oregon landlord-tenant laws

Conduct file audits and compliance reviews

Support company risk management initiatives
Maintenance Coordination
- Partner with maintenance teams regarding work orders, unit turns, and preventive maintenance

Coordinate vendor communication when necessary

Support operational readiness of vacant units
