A residential condominium community in Jersey City is seeking a dependable, alert, and professional Building Rover to assist with maintaining a safe, orderly, and well-monitored environment for residents, guests, employees, and visitors.
The Building Rover will conduct routine property rounds, monitor common areas, identify and report safety or security concerns, document incidents, and assist the front desk and property-management team as needed. This is an unarmed, observe-and-report position.
Essential Responsibilities
- Conduct scheduled rounds throughout the interior and exterior of the property.
- Check hallways, stairwells, entrances, exits, parking areas, mechanical areas, and common spaces.
- Complete required hourly checkpoints, rover logs, and shift reports.
- Confirm that entrances, doors, gates, and restricted areas are properly secured.
- Observe and promptly report suspicious activity, unauthorized access, safety hazards, property damage, and building-rule violations.
- Monitor surveillance cameras, alarms, and building access systems when assigned.
- Respond professionally to resident complaints, disturbances, and building incidents.
- Contact property management, emergency services, or law enforcement when appropriate.
- Prepare clear and detailed incident reports before completing the shift.
- Report maintenance issues, including leaks, lighting problems, damaged doors, elevator concerns, and other unsafe conditions.
- Assist with enforcing parking, access, delivery, and common-area rules.
- Communicate important information to management, the front desk, maintenance personnel, and the incoming shift.
- Provide courteous assistance and directions to residents and visitors.
- Maintain a visible and professional presence throughout the property.
- Perform other building-safety and operational duties assigned by management.
Qualifications
- Previous experience in residential building operations, security, concierge services, hospitality, or a related position is preferred.
- Strong observation, communication, and conflict-management skills.
- Ability to prepare accurate written logs, reports, and incident summaries.
- Ability to remain alert and work independently with limited supervision.
- Professional appearance and courteous demeanor.
- Reliable attendance and punctuality are required.
- Basic ability to operate a smartphone, computer, surveillance equipment, and electronic reporting systems.
- Must be able to walk, stand, and patrol for extended periods.
- Must be able to climb stairs and respond promptly to different areas of the property.
- Must remain calm and follow established procedures during emergencies.
- Must successfully complete any required employment and background screening.
License Requirement
This is an unarmed, in-house Building Rover position. A SORA registration is not required. Applicants who already possess a valid New Jersey SORA registration are welcome to apply.
Important Position Limitations
The Building Rover is responsible for observing, documenting, reporting, and contacting the appropriate personnel. The employee is not authorized to carry a weapon, physically detain individuals, make arrests, or represent themselves as a law-enforcement officer.
