30 Hours/Week | $22–$24/Hour DOE + Apartment Credit + Gas Reimbursement
If you’re the kind of person who would rather grab your tools, figure out what’s wrong, and fix it than sit around talking about it — keep reading.
Norris & Stevens is looking for a hands-on Maintenance Technician to join our multifamily team and support the Woodside Vista portfolio, including Woodside Vista, Spring Terrace, Asher Park, and Edgewood Manor.
Norris & Stevens is a locally owned and operated real estate and property management company that has served the Pacific Northwest for decades. Our multifamily teams manage communities throughout Oregon and Southwest Washington, which means this isn’t just a job where you knock out a few work orders — it’s an opportunity to build your skills, learn different properties and systems, and grow within an established company.
And this is definitely not a “same building, same hallway, same problem every day” maintenance job.
You’ll be on the go between four apartment communities, tackling whatever the day throws at you. One day might be turns and work orders. The next could be troubleshooting a leak, replacing a garbage disposal, tracking down an electrical issue, repairing drywall, helping coordinate a bigger project, or figuring out why something that absolutely worked yesterday has suddenly decided it no longer does.
If you like working with your hands, solving problems, staying moving, and getting better at your trade, this is a seriously good opportunity.
THE GIG
- 30 hours per week
- $22–$24/hour DOE
- Apartment/rent credit
- Gas reimbursement for travel between properties
- Four multifamily communities = plenty of variety
- Consistent workload without being stuck doing the exact same thing every day
- Room to learn, sharpen your skills, and become a stronger all-around technician
- Independence to work through your day and solve problems
- Support from the broader Norris & Stevens multifamily and maintenance team when a project needs another set of hands or outside expertise
WHAT YOUR DAYS LOOK LIKE
There really isn’t a “typical” one — and that’s kind of the point.
You’ll handle things like:
- Resident work orders and service requests
- Apartment turns and make-ready work
- Basic plumbing repairs
- Basic electrical troubleshooting and repairs
- Appliance troubleshooting and replacement
- Drywall, patching, carpentry, hardware, and general repairs
- Fixtures, faucets, disposals, toilets, doors, locks, and all the other things apartment buildings find creative ways to break
- Preventative maintenance
- Property and common-area upkeep
- Identifying larger repairs and working with vendors when something is beyond an in-house fix
- Moving between communities based on where your skills are needed that day
YOU’LL PROBABLY LOVE THIS JOB IF…
You’re naturally a “let me look at it” person.
Something breaks and your first instinct is to figure out why.
You like taking something apart, understanding how it works, fixing the actual problem, putting it back together, and moving on to the next challenge.
You don’t need someone hovering over you all day, but you’re also smart enough to know when something needs another set of hands.
And most importantly, you actually like maintenance.
WHAT WE’RE LOOKING FOR
Multifamily maintenance experience is great, but we’re also interested in people coming from residential maintenance, construction, facilities, handyman work, remodeling, or another hands-on trade.
We want someone who:
- Is mechanically inclined and comfortable using tools
- Has a solid general maintenance foundation
- Can troubleshoot instead of immediately assuming everything needs to be replaced
- Takes pride in doing repairs correctly
- Can work independently and manage a changing list of priorities
- Is dependable and communicates when something needs attention
- Has reliable transportation and is comfortable traveling between properties
- Wants to keep learning and expanding their skill set
- Understands that some days go exactly as planned…and some days a water heater has other ideas
WHY THIS ROLE IS DIFFERENT
You won’t be parked at one property doing the same thing over and over.
Woodside Vista, Spring Terrace, Asher Park, and Edgewood Manor each bring something different to the table. Different buildings. Different systems. Different repairs. Different projects.
That means you get exposure to a wider range of maintenance work while continuing to build your skills and perfect the ones you already have.
You’ll have the freedom to work, troubleshoot, learn, fix things, and keep moving — while still having the resources and support that come with being part of an established company like Norris & Stevens.
And because we know bouncing between properties means burning your own fuel, gas reimbursement is part of the package.
THE BOTTOM LINE
30 hours/week.
$22–$24/hour DOE.
Apartment credit.
Gas reimbursement.
Four communities.
An established local company behind you.
Plenty to learn. Plenty to fix. Never the same day twice.
If your brain automatically goes “Okay, but what’s actually causing it?” when something breaks, we should probably talk.
Bring the tools and the problem-solving brain. Norris & Stevens has the rest.
We provide a 3-day Training course to connect you with our expert support team and familiarize you with Norris & Stevens' policies. You will work with one Asset Manager and Accountant and a full support team for laws, policies and procedures, giving you extensive resources for this rewarding challenge.
