We are seeking an experienced, motivated, and dependable Property Manager to oversee the daily operations of a 131-unit mixed-use community, which includes market-rate apartments, tax-credit units, and commercial spaces. The Property Manager will supervise a team of three maintenance staff and serve as the primary point of contact for residents, vendors, and onsite personnel. The ideal candidate will ensure the property is well-maintained, compliant, and operating efficiently while delivering exceptional service and upholding company standards.
Key Responsibilities
- Serve as the main point of contact for residents, vendors, and commercial tenants, providing timely and professional assistance.
- Oversee day-to-day operations of a 131-unit mixed-use property, ensuring the community remains clean, safe, and in compliance with all regulations.
- Manage and supervise a team of three maintenance staff, providing direction, scheduling, and performance oversight.
- Conduct routine property inspections and coordinate maintenance, repairs, and follow-up work orders.
- Request vendor bids, review proposals, and prepare comparative analysis for corporate review.
- Ensure adherence to lease agreements, community rules, and company policies.
- Assist with leasing activities, including unit showings, application processing, and move-in/move-out coordination.
- Prepare and deliver required notices (late notices, compliance notices, etc.) in accordance with company policy.
- Represent the property in tenancy court when necessary.
- Address resident and tenant concerns, questions, and emergencies in a responsive and professional manner.
- Maintain accurate files, reports, and documentation for audits, inspections, and compliance requirements.
- Work closely with the corporate office to meet operational goals and support company initiatives.
Qualifications
- Previous experience in property management or onsite residential management required.
- Experience with tax credit (LIHTC) programs is a strong plus.
- Strong customer service and communication skills.
- Ability to manage confidential information professionally.
- Knowledge of Fair Housing laws and landlord-tenant regulations.
- Strong organizational and time-management skills with the ability to multitask effectively.
- Ability to work independently and exercise good judgment.
- Proficiency in essential computer programs (email, spreadsheets, property management software).
- Reliable transportation and ability to be onsite daily.
Job Type: Full-time
Pay: $60,000.00 - $70,000.00 per year
