Pay Rate: $18.00 / hour
Compensation & Housing Package
- Guaranteed Base Pay: $18.00/hr with a guaranteed minimum of 40 hours/month ($720/mo base minimum) for administrative and office duties.
- Additional Repair Pay: $18.00/hr for all repair, maintenance, and emergency response work logged beyond administrative hours.
- Provided Housing: 100% Free 2-Bed, 1-Bath Apartment on-site. Because on-site residency is required for property operations, the full value of the apartment and utilities is provided as a tax-free employee benefit (excluded from income taxes).
- Provided Utilities: 100% Paid Utilities (Water, Sewer, Garbage, Electric, Gas).
About the Role
We are seeking a reliable, organized, and handy On-Site Resident Apartment Manager to oversee day-to-day operations and physical maintenance for an apartment community in the Lakewood/Tacoma area.
This position is ideal for a skilled individual who excels at tenant customer service, digital bookwork, and hands-on mechanical/building repairs, looking for stable guaranteed base pay plus free rent and paid utilities.
Key Responsibilities
Administrative & Bookwork (Guaranteed 40 hrs/mo):
- Log rent payments, manage tenant records, and handle digital bookwork.
- Screen prospective tenants, show units, process applications, and conduct unit walkthroughs.
- Manage tenant communications, serve official property notices, and track vendor invoices.
- Manage various vendors and keep the property smoothly operating.
Maintenance & Repairs (Paid $18.00/hr per hour worked):
- Light Plumbing: Fix running toilets, clear minor clogs, replace faucets and garbage disposals.
- Light Electrical: Replace light fixtures, wall switches, outlets, and smoke detectors.
- Turnovers & Upkeep: Patch drywall, touch-up paint, repair door hardware, and perform general turnover tasks.
- On-Site Contact: Perform routine grounds walkthroughs and serve as the primary on-site contact for emergency maintenance.
Requirements
- Maintenance Savvy: Proven experience with basic plumbing, electrical, and general repairs.
- Computer Literate: Proficient with computers, email, spreadsheets, and digital record-keeping.
- Communication: Professional, clear, and approachable demeanor with strong organizational skills.
- Background Check: Must pass a comprehensive background, credit, and reference check.
- On-Site Residency: Must reside on-premises in the provided 2-bedroom unit.
