The Floating Maintenance Supervisor provides leadership, technical support, and operational
assistance across multiple apartment communities. This role ensures maintenance standards are
maintained, assists with staffing shortages, oversees emergency situations, and supports property
teams in achieving company goals.
Primary Responsibilities
- Provide maintenance coverage for properties experiencing staffing shortages.
- Assist newly acquired communities with operational setup.
- Support communities preparing for inspections.
- Help stabilize properties with high work order volume.
- Mentor and train maintenance personnel.
- Respond to emergency maintenance situations including: HVAC failures, Water leaks, Sewer backups, Electrical failures, Fire damage, Storm damage, Safety hazards
- Ensure each assigned property maintains preventive maintenance schedules, clean mechanical rooms, organized maintenance shops, proper inventory control, OSHA compliance, EPA compliance, Fair Housing compliance
- Assist with completing aged work orders, prioritizing emergency service requests, reducing work order backlog, and ensuring service requests meet company completion standards.
- Performing quality-control inspections.
- Assist with apartment turnover by inspecting vacant units, coordinating vendors, completing punch lists, ensuring units are rent-ready by deadline, maintaining company quality standards.
- Provide coaching and leadership to maintenance team including training, promoting safe work practices, and encouraging teamwork and accountability.
- Vendor management including review of completed work, verifying invoice accuracy, ensuring contractors meet company standards, monitoring project timelines, and reporting deficiencies.
- Support capital projects such as roof replacements, exterior repairs, HVAC replacements, etc. by monitoring progress, conducting inspections, reporting delays, and providing updates to regional leadership.
- Maintain compliance with OSHA regulations, PPE requirements, Lockout/Tagout procedures, ladder safety, chemical storage, MSDS/SDS documentation, incident reporting
