Poised Properties is a locally owned property management company dedicated to providing quality housing and exceptional service to our residents, owners, and communities. We are seeking a reliable, self-motivated Property Porter to help maintain the appearance and overall condition of our apartment communities throughout the Portland Metro area.
Position Summary
The Property Porter plays a critical role in maintaining the cleanliness, appearance, and curb appeal of our communities. This position serves multiple properties and works closely with management and maintenance teams to identify concerns before they become larger issues. This is an entry level position with growth opportunity.
The ideal candidate is dependable, detail-oriented, comfortable working independently, and takes pride in keeping communities clean and welcoming.
Essential Duties and ResponsibilitiesGrounds & Community Appearance
- Perform daily property walks and inspections.
- Pick up litter and debris throughout the property.
- Maintain cleanliness of parking lots, walkways, common areas, and landscaped areas.
- Remove bulk items and report abandoned property.
- Monitor dumpster and trash enclosure areas and report issues.
- Assist with maintaining the overall curb appeal of assigned communities.
Building & Common Area Maintenance
- Clean hallways, stairwells, laundry rooms, community rooms, and other common areas.
- Replace air filters as directed.
- Replace smoke detector batteries as needed.
- Assist with light painting and touch-up projects.
- Report maintenance concerns promptly to management and maintenance staff.
Unit Turn Support
- Assist with cleaning and preparing vacant units.
- Remove trash and abandoned items from units.
- Assist with light preparation work for incoming residents.
- Coordinate with maintenance staff regarding turn readiness.
Property Inspections & Reporting
- Conduct routine property inspections.
- Take photographs of lease violations, maintenance concerns, and property conditions.
- Report unauthorized occupants, abandoned vehicles, excessive trash, and other community concerns.
- Document findings and communicate with management in a timely manner.
- Post notices and property communications as directed.
Qualifications
- High school diploma or equivalent preferred.
- Previous porter, janitorial, groundskeeping, maintenance support, apartment community, or property management experience preferred.
- Ability to work independently with minimal supervision.
- Strong attention to detail and organizational skills.
- Ability to communicate professionally with residents, vendors, and team members.
- Basic smartphone and email skills required for reporting and documentation.
- Ability to take photos and submit reports electronically.
Driving Requirements (Required)
- Must possess a valid driver's license and maintain a driving record that meets company insurance requirements.
- Must have reliable personal transportation available for daily travel between multiple properties.
- Must maintain current automobile insurance as required by Oregon law and provide proof of insurance upon hire and throughout employment.
- Ability and willingness to travel between assigned properties throughout the Portland Metro area is required.
Physical Requirements
- Frequently walk large apartment communities.
- Lift and carry up to 50 pounds.
- Bend, stoop, climb stairs, push, pull, and perform repetitive physical tasks.
- Work outdoors in various weather conditions.

The successful Property Porter helps ensure our communities remain clean, welcoming, and well-maintained. This role is often the first to identify concerns, helping management and maintenance teams address issues before they become costly repairs or resident complaints.
