The Superintendent is responsible for scheduling, coordinating and supervising trade activities - may involve supervising one or more trade groups and/or subcontractors working in particular construction discipline (civil, structural, electrical, etc.). This position works closely with Lead Superintendent and Project Manager regarding all project activities.
Must have at least 7 years of Multifamily Construction Experience as the Lead Superintendent. Prefer Podium and midrise experience.

JOB RESPONSIBILITIES:
- Assist estimating with pre bid requirements (sequencing, schedule, logistics etc.)
- Meet with Project Manager/Estimator and Division Manager regarding how the project was bid, labor burden, equipment costs, etc.
- Thoroughly review project documents including plans and specifications and all subcontracts and purchase orders.
- Understand all items of work and know the budget for each work item.
- Endeavor to meet or improve construction budget.
- Prepare job schedules (CPM’s and look-ahead schedules).
- Monitor construction schedule in coordination with General Superintendent and Project Scheduler.
- Maintain and update job reports and submit and sign daily construction reports.
- Coordinate job set-up and coordinate activities with all contractors and suppliers.
- Participate in schedule meetings, weekly coordination meetings and all Safety meetings. Chair the finish trade coordination meetings.
- Manage subcontractors and suppliers on the project; ensure quality control on our work and subcontractors.
- Handle daily project problems with assistance from Project Manager as required.
- Layout projects for building locations and site work
- Verify field dimensions when necessary.
- Review all submittals and keep them filed in an orderly fashion so to check ALL items prior to installation on project.
- Keep office trailer and tool room/truck clean and orderly and maintain equipment.
- Coordinate problem resolution with engineer and owner
- Compile all field paperwork.
- Coordinate all project related activities.
- Ensure that required equipment is on the project when needed.
- Track change order work and extra work.
- Monitor all workmanship throughout the duration of project from the building of the pad to the striping of the parking lot to ensure a minimal punch list is generated.
- Review cost sheets and keep updated with the help of the Project Manager
- Review and monitor job costs and production costs.
- Coordinate weekly subcontractor meetings.
- Oversee field operations including supervising and managing personnel and subcontractors.
- Monitor work quality by implementing and overseeing the Field Quality Control Program.
- Manage and monitor construction activity to maintain compliance with contract specifications and company quality and safety standards.
- Complete and process back-charge documentation.
- Obtain acceptance of completed work.
- Coordinate special inspections as required.
- Represent the company with a positive attitude internally and externally.
- Maintain relevant knowledge of industry through continuing education and training.
- Perform any other job-related duties as assigned.
- Ensure the health, safety and welfare of everyone on the job site.
- Ensure all relevant sections of the Health and Safety Management plan are implemented and understood.
- Ensure accident / incident investigations are conducted in a timely manner in order to determine the cause and take appropriate corrective action as necessary.
- Ensure compliance with all relevant health and safety legislative requirements.

Education and/or Experience:
High school diploma or equivalent experience required. Bachelor’s degree in engineering, architecture, construction management or related field preferred. Eight (8) years of construction (commercial, multi-family, retail or design-build projects) or related experience preferred. Basic knowledge of commercial construction projects (surveying, soil nailing, excavation and site rough grading, masonry installation and framing, and interior finishes).
Computer literacy, including but not limited to MS Office and applicable software (Adobe, Bluebeam), required. Basic knowledge of Viewpoint Team, ProjectSite and AutoCAD a plus.
Language Skills:
Ability to read, analyze, and interpret documents, such as policy and procedure manuals, maintenance instructions, and other related documents. Ability to respond to common inquiries from other employees or guests. Fluency in English required. Ability to write detailed instructions and correspondence. Ability to effectively present information in one-on-one and group situations.

Pay: $110,000.00 - $140,000.00 per year
