Under the general direction of the Community Director and Assistant Community Director, the Leasing & Marketing Consultant is responsible for maintaining the operations of the community.
The ideal candidate is outgoing and personable to establish relationships and market effectively; has experience in sales, customer service or other related industries; is a multitasker who can work well in a fast-paced environment; has exceptional organizational skills and can effectively contribute to a team environment.
Essential Functions
- Market to and communicate with prospects in person, over the telephone, and via email
- Prepare marketing materials and distribute them to prospects and residents
- Oversee and appear in social media and advertising content for the community
- Close the sale and secure leases
- Execute and perform activities in support of the community’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time
- Planning, organizing, and conducting resident functions as needed
- Effectively contribute to a team environment, collaborating with the team to achieve common goals and objectives, providing support as needed
- Conduct engaging and informative guided tours of the apartment community, showcasing available units, amenities, and community features to prospective residents, ensuring a positive and memorable experience
- Respond quickly and courteously to prospect and resident concerns and questions and take prompt, helpful action to solve problems and/or document and convey resident or other requests to the appropriate individual(s)
- Answer and direct phone calls, emails and other communications professionally and courteously
- Prepare and distribute correspondence, memos, and reports
- Greet and assist visitors, ensuring a positive and welcoming experience
- Contribute to daily office operations and provide administrative support to the property management team, including processing and maintaining property files, ensuring an organized and efficient work environment
- Create, maintain, file and organize tenant records and ensure accurate data entry and record keeping in property management software
- Handle sensitive and confidential information with discretion
- Use the on-site property management software applications & leasing incentive program to hit monthly leasing goals
- Implement marketing strategies to attract potential residents, utilizing in-person interactions, telephone conversations, and email campaigns
- Provide assistance during all phases of the lease process from prospect tour and application to resident move-in, occupancy and move-out
- Enforce the terms and conditions of the lease
- Develop and maintain strong, first-class customer service relationships with prospects and existing residents to enhance the overall living experience
- Assist with property maintenance coordination, including submitting work orders
- Demonstrate daily care for the physical asset by ensuring grounds, amenities, and office are clean, free of debris, and immaculately maintained
- Obtain and maintain Fair Housing Certification to ensure compliance with fair housing laws
- Stay up to date with IT security training and continuing education courses

- Perform additional duties as assigned by the Community Director and Assistant Community Director
Qualifications
- High School Diploma (some college preferred)
- Experience in multifamily residential, customer service, or other related industries
- Self-starter; ability to multi-task in a fast-paced environment
- Knowledge of / Familiarity with Fair Housing laws and regulations
- Ability to learn and navigate property management software
- Must be able to show and inspect apartments on multiple floors and access the varied terrain of the community; must be able to stand, walk, and sit alternately depending on specific needs of the day
- Proficiency in Microsoft Office Suite including Word, Excel, and Outlook
- Strong written and verbal communication skills
- Strong organizational skills with the ability to prioritize tasks effectively
- Strong attention to detail and accuracy in data entry
- Well-developed customer service and sales skills
