SENIOR PROJECT MANAGER - PROJECT MANAGER
MDG Design and Construction, affordable housing developer, with over 30 years of excellence and industry leader real estate firm that develops and constructs high quality affordable housing, based in Woodbury (Long Island), NY. We are looking for a Senior Project for our NYC job site and Project Manager for Brooklyn job site.
Our company oversees all aspects of multifamily residential development, an expert in construction, development, and design and specializes in new construction and moderate rehabilitation of affordable apartment buildings nationally.
JOB SUMMARY:
Overall responsibility of administering a project from beginning to end including preconstruction (budget, schedule, and constructability review), procurement of subcontractors, and construction as well as the financial and safety aspects on a project. The Senior Project Manager/Project Manager will report to the Vice President of Construction.
LEADERSHIP ROLE AND RESPONSIBILITES:
- Lead in the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of employee performance appraisals.
- Develop and establish customer/client intimacy.
- Create a positive work environment.
- Demonstrate high standards of personal, accountability, and integrity. Mentor staff to the same high standards.
DUTIES AND RESPONSIBILITES:
General responsibilities:
· Ability to read, review, and understand project drawings and specifications.
· Correspondence with the design team (architects and engineers).
· Manage project staff and subcontractors.
· Conduct subcontractor kickoff meetings and weekly progress meetings.
· Participate in weekly meetings conducted with ownership and the architect.
· Develop, monitor, track, and update open items list and hot list.
· Manage the Quality Assurance/Quality Control (QA/QC) program.
· Working knowledge of NYC DOB, DEP, and DOT agencies.
Accounting responsibilities:
- Receive all subcontractor requisitions and distribute to appropriate management staff.
- Review subcontractor requisitions.
- Mark up bank requisition and perform bank walk through.
- Work with the accounting department to initiate the requisition process and follow up to ensure payment is received in a timely manner.
Construction administration responsibilities:
- Prepare scope of work and schedule of values for subcontractor contract.
- Prepare and Issue RFIs.
- Manage contracts and subcontracts.
- Review submittals and shop drawings.
- Prepare all owner and subcontract change orders.
- Understand, comply, and advise others on MDG's business ethics and compliance programs.
Expediting responsibilities:
- Manage project work permits.
- Coordinate field visits with special inspection agency.
- Work within house expeditor to establish needs, priorities, and path for successful filing, execution, and sign-off process.
- Coordinate with the expediting department for issuance of DOB sign offs.
Pre-Construction responsibilities:
- Draft trade scope of work, review, and level subcontractor bids.
- Coordinate with development team during scope development including site visits.
- Review IPNAs, drawings, and building needs and develop cost data.
- Perform constructability review; work with design team to produce biddable construction drawings.
- Develop a project schedule and material purchasing schedule.
Risk management responsibilities:
- Drive competencies to team on requirements for insurance, labor relations, and employee relations.
- Drive enforcement of safety protocols by the project staff.
Scheduling responsibilities:
- Develop look ahead schedules in conjunction with construction superintendent.
- Develop, conduct, and facilitate weekly subcontractor meetings to coordinate and execute project schedule and specific trades.
- Establish, update, and maintain the master project schedule.
- Provide weekly project report.
Technical responsibilities:
- Proficient in MS Office, including Word, Excel, Outlook, Teams, and Project.
- Proficient in Procore and take lead in administration of same for specific project.
REQUIRED KNOWLEDGE AND SKILLS:
- Strong communications, presentation, and personnel management skills to effectively interact with clients, subcontractors and/or employees of the organization.
- Experience with project management software preferred.
- Self-motivated and self-directed.
- Organized and able to create multiple timelines, budgets, and schedules.
- Knowledge of local, state, and federal building code regulations.
- Able to build solid relationships with team members, vendors, and customers.
- Must have excellent verbal and written communication and outstanding customer service skills.
- Detail-oriented, highly organized, self-motivated, and ability to prioritize tasks and projects with limited direction and time constraints.
- Ability to be resourceful and proactive in dealing with issues that may arise.
- Must be a good culture fit: professional presence, open-minded, positive attitude, and team player.
- Interact professionally with all office visitors and incoming callers.
- Experience handling sensitive and confidential information and material.
EDUCATION AND EXPERIENCE REQUIREMENTS:
- Bachelor’s degree in construction management, engineering, architecture, or a related field preferred.
- Minimum 5 years related experience.
CERTIFICATIONS AND LICENSES:
- NYC DOB Construction Superintendent License Preferred.
- NYC DOB SST Supervisor Card (62 hours of training) required.
