HIVE REO, INC., based in Indianapolis, IN, is actively seeking experienced contractors specializing in Single-Family Rental (SFR) turns and light-to-moderate rehabs throughout Marion, Johnson, Boone, Shelby, Hendricks, Hamilton, Hancock, and Morgan counties.
We partner with institutional SFR clients and asset managers to complete interior turns, rent-ready services, and full-scope renovation projects on tight timelines. We are looking to build long-term relationships with dependable, quality-driven contractors who can handle volume while maintaining high standards.
This is a 1099 independent contractor position, paid per completed project or approved scope.
Scope of Work Includes (but not limited to):
- Full interior turns (rent-ready preparation)
- Rehab projects (light to moderate renovation scopes)
- Interior & exterior painting
- Drywall repair & replacement
- Cabinet & countertop replacement
- Appliance installation
- Plumbing fixture replacement (toilets, faucets, disposals, etc.)
- Basic electrical fixture replacement (lights, switches, outlets)
- Door & hardware installation
- Minor exterior repairs
- Punch list completion
- Detailed move-out inspections with scope development
- Photo documentation before and after completion
Expectations:
- Ability to complete projects within defined 7–10 day turn timelines
- Provide accurate bids and scope feedback when requested
- Maintain clear communication throughout each project
- Submit high-quality photo documentation
- Meet rent-ready standards and client specifications
- Handle multiple projects concurrently when volume requires
Requirements:
- Proven experience in residential renovations or SFR turn work
- Ability to manage full turn projects from start to finish
- Proper tools, equipment, and crew capacity
- Reliable transportation
- Smartphone and internet access for work order management
- Ability to read and execute detailed scopes
- Must be able to pass background check or currently hold an active Aspen Grove ABC #
Preferred Qualifications:
- Experience working with institutional SFR clients
- Ability to handle higher-volume rehab pipelines
- Licensed and insured (as applicable)
- Ability to provide references and photos of completed projects
