Project Manager – High-End Residential Construction (North Bay)
Fairweather & Associates is seeking an experienced Project Manager to lead the financial, contractual, and preconstruction efforts of high-end residential construction projects throughout the North Bay, with a primary focus in Sonoma County and occasional projects in Napa and Marin Counties. This role is for builders who are organized, detail-oriented, and proactive; who understand cost, scope, and coordination; and who take ownership of project outcomes from early design through closeout.
The Role
As a Project Manager, you are responsible for project budget, contracts, and coordination from preconstruction through completion. You lead budget development, procurement, and management of project cost and scope, and serve as the primary point of contact for the client and design team.
You work in close partnership with the Superintendent, who leads field execution, schedule, and safety, while you lead financial performance, procurement, and preconstruction coordination. Together, you operate as a coordinated leadership team responsible for overall project success.
What You'll Do
· Develop and manage project budgets from preconstruction through closeout.
· Track project costs, forecast outcomes, and manage financial performance.
· Manage project scope and lead change order development, pricing, and execution.
· Coordinate submittals, procurement schedules, and design deliverables.
· Serve as the primary point of contact for clients, architects, and consultants.
· Support overall project quality and coordination in partnership with the Superintendent.
· Coordinate project closeout, including financial reconciliation and final documentation.

Project Manager I / II
We hire at two levels based on experience, project complexity, and demonstrated performance:
· A Project Manager I manages projects within defined scope and complexity using established Fairweather systems and standards.
· A Project Manager II manages larger or more complex projects with a high degree of autonomy and consistently delivers strong financial and project outcomes.
Fairweather supports advancement from Project Manager I to Project Manager II through experience, performance, and increasing project responsibility.
Compensation
· Project Manager I: $120,000 – $150,000 base salary
· Project Manager II: $150,000 – $200,000 base salary
Actual compensation within these ranges is based on experience and prior project success. Health insurance, retirement plan, vehicle allowance, and other benefits are included and will be discussed during the interview process.
Work Environment
This is an office-based role with regular coordination at project sites. Work hours vary by project phase and demands, and flexibility is expected to support project coordination and client communication.
Pay: $120,000.00 - $200,000.00 per year
