RESIDENT MANAGER
Island Sands AOAO – Ma‘alaea, Maui
Island Sands AOAO is seeking an experienced, professional, and hands-on Resident Manager for its waterfront condominium community in Ma‘alaea. This is a full-time, salaried, live-in position. The Resident Manager is employed by the Association and reports to the Board of Directors through the Board President or another Board-designated officer, while coordinating with the Association’s managing agent.
Compensation and Benefits
- Annual salary: $55,000
- Required occupancy of an Association-owned, unfurnished two-bedroom/two-bath waterfront condominium
- Water, sewer, trash, basic cable, and internet included
- Unit-specific electrical usage billed separately to the Resident Manager

- Two weeks of vacation annually after one year of employment; three weeks annually after three years

Work Schedule
Regular onsite hours are Monday through Friday, 8:00am to 4:00pm., with a one-hour unpaid lunch period. The position also requires reasonable after-hours and emergency response as needed. All hours worked, including after-hours response time, must be reported.
Primary Responsibilities
The Resident Manager will oversee the day-to-day physical operation and maintenance of the property, including:
- Conducting daily property inspections and identifying maintenance, safety, and operational concerns
- Providing regular written reports to the Board
- Preparing incident reports and maintaining appropriate property records
- Performing routine maintenance and coordinating licensed and insured contractors when specialized work is required
- Obtaining bids and supervising approved contractor work in accordance with Board policies and established spending limits
- Supervising Association employees and routine maintenance vendors
- Reviewing and submitting employee time records
- Coordinating landscaping, pest control, refuse, wastewater system service, and other regular property services
- Serving as the initial reviewer and onsite coordinator for Applications for Alteration
- Confirming that required documents and approvals are in place before work begins
- Monitoring approved alteration work and reporting concerns or violations to the Board
- Assisting with approved reserve projects, tracking reserve-study components, and reporting property conditions
- Supporting Board committees and attending meetings, training sessions, or seminars as requested
- Responding professionally to owners, residents, tenants, guests, and vendors
- Assisting with conflict resolution and enforcing the Association’s governing documents and House Rules with firmness, fairness, and tact
- Coordinating emergency response and communicating promptly with the Board, managing agent, and appropriate owners.
Final approval of owner alterations, contracts, expenditures, and Association policies remains with the Board of Directors unless specific authority has been delegated in writing.
Preferred Qualifications
- Prior experience in condominium, property, facilities, hotel, or building management
- Working knowledge of building maintenance and vendor supervision
- Strong written and verbal communication skills
- Ability to prepare clear reports and maintain organized records
- Sound judgment and the ability to respond calmly during emergencies
- Professional conflict-resolution and customer-service skills
- Experience with creating and using computer-based documents and spreadsheets, and using email and the Internet for business functions
- Valid driver’s license and reliable transportation
- Ability and willingness to reside onsite in the Association-provided unit
- Ability to conduct daily physical inspections and perform routine maintenance, including:
- Walk and inspect the property daily, including stairs, uneven surfaces, landscape areas, mechanical rooms, and other building areas
- Stand and walk for extended periods and frequently bend, stoop, kneel, crouch, reach, push, pull, and work overhead
- Regularly lift and carry supplies, tools, equipment, and materials weighing up to 25 pounds, and occasionally lift or move items weighing up to 50 pounds with assistance or appropriate equipment when needed.
- Safely climb and work from ladders for routine inspections and minor maintenance .
- Perform routine pool cleaning and maintenance, including handling pool equipment and chemicals after appropriate training
- Assist with landscaping, cleanup, moving supplies, and routine property maintenance.
- Safely operate common hand tools, power tools, pool equipment, landscaping equipment, and maintenance equipment for which the employee has been trained
- Work outdoors in sun, heat, wind, rain, humidity, and around dust, noise, cleaning products, pool chemicals, and landscaping materials.
- Respond promptly to property emergencies and move throughout the property as needed
Employment is subject to verification of references, authorization for a background check, and completion of the Association’s employment requirements.
Pay: $55,000.00 per year
