Job Type: Part-Time 20-25 hours per week
We are seeking a dependable, skilled Apartment Maintenance Technician to support a 50-unit apartment community in Algona, IA. This position is ideal for someone who is hands-on, takes pride in their work, and can troubleshoot and complete a variety of apartment and property maintenance repairs.
The Maintenance Technician will work closely with property management to keep apartments, common areas, and grounds safe, functional, and well maintained while providing responsive, professional service to residents.
Complete resident maintenance requests accurately and in a timely manner.
Diagnose and perform general repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and other building systems.
Prepare vacant apartments for new residents, including repairs, painting, fixture replacement, and general make-ready work.
Perform preventative maintenance and routine property inspections.
Identify maintenance and safety concerns and communicate larger repair needs to management.
Maintain common areas, building exteriors, and property grounds as needed.
Assist with seasonal maintenance, including snow and ice removal.
Maintain company tools, equipment, maintenance areas, and supplies in a clean and organized condition.
Travel between company properties in the Akron area as needed.
Participate in an after-hours/on-call rotation for emergency maintenance requests.
Communicate professionally and courteously with residents, vendors, coworkers, and property management.
Previous apartment, residential, property, or facilities maintenance experience preferred.
Working knowledge of general plumbing, electrical, carpentry, drywall, painting, appliance repair, and basic HVAC troubleshooting.
Strong troubleshooting and problem-solving abilities.
Ability to work independently, prioritize work orders, and manage time effectively.
Good communication and customer service skills.
Ability to safely operate hand and power tools.
Valid driver's license and reliable transportation required.
Ability to pass a background check.
Ability to lift up to 50 pounds and perform physical tasks including bending, climbing ladders, carrying materials, and working indoors and outdoors in varying weather conditions.
High school diploma or GED preferred.
HVAC/EPA certification is a plus.
