THE ROLE: The Facilities Technician is responsible for the general facilities building maintenance activities, and upkeep. This includes ensuring all equipment, buildings and systems are maintained to optimal working standards, and keeping up on any pending work orders.
The responsibilities and capabilities outlined are necessary to be executed by the Facilities Technician to support the Company’s vision and business needs, ensure compliance, and maximize employee’s experience in Company provided and/or leased facilities.
Facilities Technician Responsibilities:
- Be the onsite Technician (reside on site 720 S. 21st Avenue Yuma, AZ 85364), which includes up to 954 residents, 1 laundry room, and 1 recreation room.
- Ensure that work orders are addressed timely, and the grounds are kept free of debris & trash.
- Ensure you are following your daily work schedule as assigned.
- Ensure Company policies and local, state, and federal regulations are followed, exercising sound judgment and serving the best interests of the tenants, surrounding community and Company.
Company Provided Housing:
- The Facilities Technician is provided a 1-bedroom apartment at the onsite work location for the purpose of a personal residence.
Essential Duties and Responsibilities:
- Each day in the morning turn off patio lights, remove shopping carts, pick up trash, and in the afternoon turn on patio lights.
- Daily inspections of facility grounds, laundry rooms, rec rooms, apartments and exterior buildings.
- Collaborate with H-2A Coordinators to ensure compliance with housing rules, grounds integrity, maintenance of security and safety.
- Ensure that traffic due to the transportation of buses, vans, vehicles is properly coordinated, and rules are followed, including parking in designated locations.
- Coordinate with your Supervisor on any outside service providers on facility repairs, maintenance and landscaping needs.
- Assist with furniture installation, furnishing of rental units, displaying signage, office setup and laundry room.
- Assist with building inspections to determine whether systems are functioning properly, detect malfunctions and initiate repairs as needed in accordance with pre-established check sheet on a weekly basis.
- Perform and log routine inspections of security system, surveillance cameras, gates, fencing and Wi-Fi network to ensure proper functionality and follow up on repairs needed in a timely and accurate manner.
- Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g., wall switches and outlets, LED lights, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools.
- Perform minor plumbing maintenance (e.g., replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers or similar devices, etc.).
- Perform minor painting, carpentry, and masonry work (e.g., preparing surfaces and using brush, spray, or rollers to apply paint, stains, and varnishes, hanging doors, fitting locks, and door handles, etc.).
- Prepare surfaces and paint various structures, equipment, walls, and doors.
- Perform cleaning and maintenance of the parking lot, smoking areas, barbeque, and outside areas.
- Routine cleaning of office areas as well as laundry and recreational rooms on non-housekeeping days and restocking of inventory items.
- Maintain and control safe keeping of inventory items.
- Securely store any chemicals or flammable materials.
- Assist with setup and other functions as needed to get the facility fully operational.
- Assist with ordering parts and materials to perform related duties, functions in accordance with company purchasing processes.
- Responsible for notifying your supervisor of inventory for ordering and restocking of supplies and inventory items.
- Keep your supervisor abreast and provide recommendations regarding challenges and opportunities observed.
- Adhere to the highest ethical and confidentiality standards.
- Use office equipment (e.g., computer, email, calculator, printer, fax, scanner) to perform job functions.
- As an hourly non-exempt position, there is a set hourly work schedule. The normal work week is Monday through Friday, and weekends and holidays as necessary.
- Performs other duties as assigned.
Safety Responsibilities
- Always follow company electrical safety work practices (i.e., Lockout | Tagout (LOTO), using electrical equipment safely, beware of conductive tools and cleaning materials, working overhead, look above for electrical lines, use caution while handling flammable materials).
- Follow all safety & health rules and regulations while working in heights greater >4’ by wearing and/or Personal Protective Equipment (PPE) while working.
- Take the proper measures when working with solvents to protect against harmful or dangerous exposures (Read the labels and the Safety Data Sheets (SDS) of the solvent, hazards, health effects and the safe handling procedures).
- Use ear protection while working and follow the company’s hearing conservation program where noise exposures equal or exceed an 8-hour time-weighted average sound level (TWA) of 85 decibels.
- Respond to all incidents, emergencies, or tenant situations in accordance with Company policy.

- A high school diploma or equivalent required. Plus at least five-years (5) experience in facility and/or construction maintenance that would provide the level of knowledge, experience, and ability required for the position.
- Ability to demonstrate a professional handyman knowledge skilled at a wide range of repairs (i.e., electrical, plumbing and carpentry).
- Able to comply with custodial duties (i.e., keeping buildings and properly in clean and orderly condition).
- Possess a valid driver license of the appropriate class issued by the Department of Motor Vehicles and an acceptable driving record.
- Proficient computer skills, including use of emails, scanning paper documents to electronic format for communication with management and customers, inventory control and security systems.
- Must be able to work in a fast pace, high volume work environment and adapt to evolving Company business needs and challenges.

Physical Requirements and Work Environment
- Ability to climb ladder and step ladder.
- Bending at the waist, sitting, kneeling, laying horizontally, climbing, and walking.
- Communication with other team members involves making contact orally, via telephone, electronic email or in person.
- Entering data by touch requires the ability to hear computer alarms for errors.
- Environmental conditions include extreme heat or cold.
- Occasionally safely lift and/or move a minimum of 50 lbs.
- Operating a computer, calculator, copier, fax machine, printer, phone involves repetitive hand arm movement.
- Regularly required to walk throughout the facilities.
- Regularly required to stand, stoop, kneel, crouch or reach.
- Push a minimum of 100 lbs. (e.g., power cleaning appliances, etc.)
- Reaching, stooping, pulling, pushing and manual dexterity.
