We are looking for a professional and reliable Carpet Cleaning Company to partner with us in the Houston area and surrounding cities. The selected company will be responsible for providing high-quality carpet cleaning services for residential and multi-family properties, ensuring carpets and rugs are clean, sanitized, and well-maintained. Services may be required on a recurring or as-needed basis, with typical work scheduled Monday through Friday during the day, and occasional weekend work depending on client requirements.
Please note that all companies must carry valid General Liability Insurance and comply with all applicable federal, state, and local regulations. Technicians performing services may be subject to background checks if required by specific properties or clients.

Typical earnings: $70–$110 per unit cleaning depending on the size

Scope of work
- Perform carpet cleaning in hallways, lobbies, staircases, corridors, amenity areas, and other common areas of multi-residential properties.
- Thoroughly vacuum carpeted areas before cleaning to remove loose dirt and debris.
- Pre-treat stains and high-traffic areas using the appropriate cleaning solutions before deep cleaning.
- Perform carpet shampooing using commercial-grade extractors, steam cleaning, hot water extraction, or other industry-approved cleaning methods.
- Operate professional carpet cleaning equipment safely and according to manufacturer guidelines.
- Use proper cleaning solutions and techniques to prevent damage to carpet fibers and surrounding surfaces.
- Extract excess moisture after cleaning to reduce drying time and help prevent mold or mildew.
- Place Wet Floor signs before beginning work and maintain a safe work area until carpets are completely dry.
- Inspect carpets before and after cleaning, reporting any wear, damage, or areas requiring additional attention.
- Take all necessary precautions to protect residents, staff, furniture, and property during the cleaning process.
- Follow all safety procedures regarding the handling, storage, and disposal of cleaning products and chemicals.
- Complete assigned work orders within the required timeframe while maintaining high-quality standards.
- Communicate professionally with property managers, site staff, and iRestify representatives.
Requirements:
- Minimum of 2 years of commercial or multi-family carpet cleaning experience.
- Experience with steam cleaning, hot water extraction, carpet shampooing, and low-moisture cleaning methods.
- Professional-grade carpet cleaning equipment (1.2- 3 gallon Carpet extractor machine, ie. Bissel.Rug Doctor) and trained technicians.
- Valid General Liability Insurance up to 2 million USD (proof required).
- Workers' Compensation coverage, if applicable.
- Reliable transportation to service properties throughout DFW and surrounding areas.
- Ability to respond to scheduled work orders and occasional emergency requests.
- Knowledge of carpet care, stain removal techniques, and safe chemical handling.
- Ability to safely move furniture and equipment when required.
- Strong attention to detail and commitment to delivering high-quality results.
- Professional communication and customer service skills.
- Access to smartphones with internet service for receiving work orders, reporting completed work, and communicating with our operations team.
- Reliable, professional, punctual, and service-oriented.
Compensation:
- Rates are negotiable and will be agreed upon based on the scope of work and unit types
- We are open to establishing a pricing list in collaboration with selected vendors
How the Contract Will Be Assigned
- If your business is selected, we may begin with a trial service visit to ensure quality standards and workflow alignment.
- Upon successful completion, the location will be assigned as a recurring service contract.
How You Will Get Paid
- Services are completed within a Monday–Sunday cycle.
- An invoice draft will be shared the following week for confirmation.
- Payments are processed via direct deposit on Fridays for the previous week’s approved services.
