THE ROLE:
Reporting to the Operations Supervisor, the Maintenance Technician provides support in maintaining and operating various properties in the company’s portfolio to a standard that enhances tenant satisfaction. The role requires a varied technical skill set and the ability to work under changing conditions while upholding the company’s high customer service brand.
RESPONSIBILITIES:
- Properly and efficiently complete assigned apartment turns
- Help with scheduling and completion of make ready units
- Work with service team to ensure excellent curb appeal at all times
- Assist with preventative program that minimizes emergency repairs, service requests, and the utilization of outside contractors
- Follow all safety policy and procedures to ensure safe practices
- Maintain professional, polite customer service and coworker relationships
- Participate in company training classes and meetings as required
- Maintain excellent customer service relationships
- Other tasks or duties as assigned by Manager
- Respond to emergencies in a timely manner
- Self-motivated and able to work with limited supervision
QUALIFICATIONS SKILLS & ATTRIBUTES:
- 5+ years of residential and commercial real estate/property management experience.
- Exposure to property operations, facility management, and/or supply chain management considered an asset.
- Proficient in the residential, maintenance, and commercial Yardi Voyager.
- Exceptional attention to detail with the ability to manage multiple priorities to meet strict deadlines.
- Thorough knowledge of typical office and administrative practices, correspondence and report writing.
- Strong organizational and quantitative skills.
- Laptop, mobile phone, and digital literacy capabilities, including experience with Microsoft Office Suite and/or other programs and databases. The ability to adapt to new technologies.
- Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions
- Own set of basic hand tools, tools not provided by community
- EPA certification Type I and II are possible requirements to perform on-call services
- Proper maintenance uniform apparel that includes proper footwear, such as work boots, Petwin Logo gear
- Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence and effectively present information in one-on-one and small group situations to customers, clients, vendors and other employees of the organization.
- Will be regularly required to sit, walk, bend, reach, hear and talk.
- Required to use hands, fingers to handle or feel.
- Must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision.
- Manages the property's maintenance and facilities operations to maintain the physical condition and appearance of a property that will enhance the value of the community.
- Communicates and utilizes company operating and safety standards.
- Maintains property's equipment and machinery. Develops and adheres to maintenance budget and expenditures
- Ability to read and write English for safety and productivity reasons
- Ability to accurately perform basic mathematical functions
- Ability to work any of the seven days of the week, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
- Ability to travel to company training classes or to work at other communities as requested
- On-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response time -Keep outdoor grounds cleaned
- Able to communicate with owners and residents
- Must pass background check, drug test and have a valid drivers license
- The majority of the workload is hands-on repairs and maintenance work, which needs to be done professionally without endangering yourself, residents or fellow associates
- Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in high temperatures.
Work Location: In person
