Job Summary
We are seeking an energetic and highly organized Senior Property Manager (Commercial) to lead the management of diverse commercial real estate portfolios. In this pivotal role, you will oversee daily operations, tenant relations, lease administration, and property maintenance to ensure optimal performance and tenant satisfaction. Your expertise in property management tools, legal regulations, and team leadership will drive the success of our properties while fostering positive relationships with tenants, vendors, and stakeholders. Responsibilities:
- Manage all aspects of commercial office building operations in accordance with management agreements and owner expectations.
- Maintain strong third-party management relationships, serving as the main liaison for property owners and investors.
- Prepare and present high-quality responses related to portfolio updates and ownership communications.
- Transition new commercial properties into the management portfolio and collaborate with the acquisition team on due diligence and financial projections for potential acquisitions or developments.
- Oversee rent collection, monitor delinquencies, and ensure timely resolution.
- Direct property financial reporting and review monthly and quarterly operating statements, including preparation of owner distributions and narrative summaries.
- Lead the development of annual operating and capital budgets, CAM reconciliations, and long-range capital plans.
- Manage property tax appeals with external consultants.
- Monitor property financial performance and implement operational adjustments to meet or exceed performance goals.
- Approve and code invoices, manage accounts payable processes, and resolve payment discrepancies.
- Serve as a key point of contact for tenant relations, communication, and retention.
- Ensure proper administration of lease rights and obligations, including escalations, pass-throughs, and tenant billings.
- Review, abstract, and maintain accurate lease summaries, commencement agreements, and rent rolls.
- Oversee the coordination of annual tenant surveys and organization of tenant appreciation events.
- Manage tenant improvement and small-project construction work, including pricing, scheduling, vendor coordination, and billing.
- Solicit and evaluate bids, negotiate vendor contracts, and ensure compliance with standard agreements.
- Respond to building emergencies, prepare incident reports, and communicate critical issues to leadership.
- Lead, mentor, and develop commercial property management staff; support growth and professional development goals.
- Clearly define responsibilities, performance expectations, and accountability structures for direct reports.
- Conduct routine team meetings and provide guidance and problem-solving support.
- Ensure full compliance with local, state, and federal regulations governing commercial property operations.
- Maintain and enforce property safety programs, ensuring OSHA standards are met and proper documentation is maintained.
- Participate in relevant business, industry, and community organizations to support portfolio visibility.
Required Skills/Abilities:
- Bachelor’s degree in Business, Real Estate, Finance, Property Management, Construction Management, or a related field.
- 7–10 years of progressive commercial property management experience with direct responsibility for office buildings.
- 3+ years of supervisory or team leadership experience.
- Strong knowledge of commercial property operations, building systems, and vendor management.
- Proven ability to lead, mentor, and develop a commercial property management team.
- Advanced financial skills, including budgeting, CAM reconciliations, variance analysis, and financial reporting.
- Strong negotiation, vendor selection, and contract management skills.
- Excellent verbal and written communication skills with the ability to build strong relationships with owners, tenants, and vendors.
- Exceptional organizational abilities with strong attention to detail and the ability to manage multiple priorities.
- Proficient with property management software (e.g., Yardi) and Microsoft Office Suite.
- Strong problem-solving and decision-making skills.
- Professional certifications such as CPM, RPA, or FMA are preferred but not required.
- Valid driver’s license and ability to travel between properties
Pay: $120,000.00 - $140,000.00 per year
