Position Summary
Siskiyou Springs Assisted Living & Memory Care is seeking an experienced, hands-on Maintenance Director to oversee all aspects of building maintenance, life safety, and preventive maintenance for our Assisted Living and Memory Care community.

Responsibilities
Oversee the daily maintenance, repair, and appearance of the building, resident apartments, and grounds.
Perform and coordinate repairs involving plumbing, electrical, HVAC, drywall, painting, flooring, doors, locks, appliances, and general carpentry.
Develop, implement, and maintain a comprehensive preventive maintenance program.
Maintain emergency equipment, including generators, fire extinguishers, emergency lighting, exit signs, and other life safety systems.
Ensure compliance with California RCFE (Title 22) regulations, fire and life safety requirements, OSHA standards, and company policies.
Coordinate inspections, emergency preparedness activities, fire drills, vendor services, and outside contractors.
Maintain maintenance logs, work orders, equipment records, and regulatory documentation.
Prepare resident apartments for new move-ins, including painting, repairs, inspections, and punch-list completion.
Respond promptly to maintenance requests and emergency repairs, including occasional after-hours calls.
Monitor maintenance budgets and obtain competitive bids for larger repair and capital improvement projects.
Work closely with the Executive Director to identify and complete capital improvement projects.
Maintain a clean, safe, attractive, and survey-ready community at all times.
Build positive relationships with residents by responding promptly and professionally to maintenance requests.

Qualifications
Required
Minimum 5 years of commercial building maintenance experience preferred.
Experience in assisted living, healthcare, hospitality, apartment communities, or hotels is highly desirable.
Strong working knowledge of HVAC, plumbing, electrical, carpentry, painting, and preventive maintenance.
Excellent troubleshooting, organizational, and time management skills.
Ability to prioritize multiple projects in a fast-paced environment.
Valid California Driver License with a clean driving record.
Ability to lift up to 75 pounds and perform physically demanding work, including climbing ladders, kneeling, bending, and working indoors and outdoors.
Must successfully pass a background check and all pre-employment screening requirements.

Preferred Qualifications
EPA HVAC Certification.
Experience with fire alarm, sprinkler, and other life safety systems.
Previous supervisory or management experience.
Familiarity with California RCFE (Title 22) regulations.
Experience preparing for licensing surveys, fire inspections, or regulatory compliance inspections.
