The Superintendent is responsible for the on-site coordination, supervision, and execution of construction activities for build-out projects, capital improvements, and other construction initiatives within the company’s construction portfolio. This role ensures that all field operations run safely, efficiently, and in compliance with project documents, schedules, quality standards, and regulatory requirements.
The Superintendent works closely with the Project Manager, contractors, subcontractors, property teams, and consultants to ensure projects are delivered on time, on budget, and according to design and construction specifications.

Essential Functions:
Field Supervision & Site Management
- Provide daily on-site supervision of construction activities for assigned projects.
- Coordinate subcontractors, deliveries, inspections, and site logistics to maintain safe, efficient workflows.
- Conduct daily site walkthroughs to monitor progress, verify compliance with plans, and identify potential issues.
- Enforce safety policies, conduct toolbox talks, and ensure adherence to OSHA and site-specific safety protocols.
Quality Control & Compliance
- Review and interpret construction drawings, specifications, and submittals.
- Ensure work meets company construction standards, design intent, and code requirements.
- Identify field discrepancies and collaborate with the Project Manager to resolve them promptly.
- Prepare and maintain punch lists and support project closeout.
Scheduling & Coordination
- Support development and maintenance of short-interval ("look-ahead") schedules.
- Coordinate inspections with local authorities and ensure timely completion of required testing and approvals.
- Communicate daily progress updates and field conditions to the Project Manager and other stakeholders.
Documentation & Reporting
- Maintain daily logs, site photos, inspection records, and safety documentation.
- Assist in reviewing and communicating change conditions to the Project Manager.
- Track material deliveries, subcontractor manpower, and equipment needs.
Other:

Skills and Experience:
- 5+ years of experience in commercial construction.
- 1-2 years of experience as a superintendent.
- Strong understanding of construction methods, codes, sequencing, and safety requirements.
- Ability to read and interpret construction documents.
- Experience coordinating subcontractors and field activities.
- Strong communication and field leadership skills.
- Proficiency with project documentation tools (Procore preferred).
- Ability to work on active construction sites, including walking, standing, climbing, lifting, and exposure to environmental conditions.
- Ability to traverse active construction sites, including walking, standing, climbing, or bending; exposure to typical construction hazards; travel required.

- Decision Making Authority: The Superintendent exercises independent judgment in overseeing daily on-site construction activities, enforcing safety standards, coordinating subcontractors, and ensuring work follows approved plans and schedules. The Superintendent may recommend field adjustments, sequencing changes, and solutions to construction issues within established project parameters. Final approval for budget changes, schedule modifications, contractual decisions, or major field directives resides with the Project Manager, Vice President of Construction, or executive leadership.
