GROUNDS FOREMAN / SUPERVISOR JOB DESCRIPTION
Reports to: Executive Director & Maintenance Supervisor | FLSA Status: Full-Time, Non-Exempt
POSITION OVERVIEW
The primary responsibility of the Grounds Foreman position is to oversee the Grounds functions at the property. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Executive Director. The Foreman should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Working with the crew that does the daily maintenance and care of the grounds and landscaping, as well as trash collection and disposal.
- Formulating the work schedules for the Grounds staff.
- Communicating weekly with the Lawn Care contractor to address areas of concern and being the point of contact between Executive Director and contractor.
- Communicating weekly with the Maintenance Supervisor & Executive Director areas of concern specific to the property.
- Working with the crew for trash collection and disposal from all units on the property as well as daily policing of the property.
- Scheduling with the Company Mechanic for the maintenance and repair of all Grounds equipment including the trash truck.
- Removing household items, including furniture, from units when needed.
- Participating in monthly safety meetings with Grounds staff.
- Working with the Maintenance Supervisor in keeping the Grounds area of the shop and hazardous materials in compliance.
- Coordination with the outside lawn care contractor and in-house irrigation specialist on the irrigation system, including but not limited to the sprinkler heads / valves / clocks / etc.
- Maintaining direct communication with the Office throughout the day.
- Promptly reporting any injuries, discipline problems and Grounds concerns to the Maintenance Supervisor and/or Executive Director.
- Preparing written reports and other documents as directed by the Executive Director.
- Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, and vendors.
- Working regular shifts and additional hours, when necessary, as directed by the Executive Director.=
- Following safe workplace rules and practices in order to prevent on-the-job injuries.
- Adheres to established regulations related to the Fair Housing Act.
- Maintains consistent and timely attendance, sets an example for their co-workers in punctuality.
- Performs other job-related duties as assigned.
KNOWLEDGE, SKILL AND ABILITIES
- CDL Class B license is required
- Knowledge of common plant material & maintenance is required
- General computer/tablet skills are required
- Ability to resolve resident concerns while maintaining a friendly and professional demeanor
- Ability to write and communicate professionally
- Ability to apply sound decision-making
- Ability to demonstrate teamwork by assisting co-workers
- Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
- Must have a valid Driver’s License
- Must Have reliable transportation

- Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
- Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
- Occasionally lift and/or move up to 60 lbs.
- Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
- Full-time position; Monday through Friday 7:30 a.m. – 4:30 p.m.
- 96 hours PTO accrued each year for first two years of service
- 136 hours of PTO each year after two years and above
- 176 hours of PTO accrued each year after 7 years of service
- 401K with 3% Employer Contribution
- Health/Dental/Vision/Life Insurance available after 30-day waiting period
- Background screening required
- 90-day probationary period enforced
