We are currently seeking a Service Manager for Winthrop Court, a 100-unit, single-story apartment community located in North Columbus, OH. Position Overview
The Service Manager oversees all aspects of property maintenance at Winthrop Court, including daily work orders, preventative maintenance, unit turns, and vendor coordination. This is a working Service Manager position—you’ll lead maintenance operations while also performing day-to-day maintenance tasks.
Key Responsibilities
- Lead and coordinate all maintenance operations for the 100-unit community
- Assign and monitor work orders, unit turns, and preventative maintenance schedules
- Perform and oversee general maintenance tasks including plumbing, electrical, appliances, carpentry, and PTAC troubleshooting
- Maintain a clean, safe, and well-kept property at all times
- Support and supervise site maintenance functions (one-person maintenance site)
- Manage and order maintenance supplies and inventory
- Work closely with the Property Manager to maintain maintenance budgets
- Coordinate with vendors and contractors as needed
- Participate in on-call emergency maintenance rotation
- Ensure all work meets safety guidelines and company standards
Qualifications
- 3+ years of maintenance experience in multi-family or commercial properties
- Experience working independently at a maintenance site preferred
- Strong knowledge of plumbing, electrical, appliances, carpentry, and general property maintenance
- PTAC knowledge a plus — HVAC/EPA certification not required
- Strong organizational and problem-solving skills
- Ability to work in various weather conditions and lift 50+ lbs
- Valid driver’s license and reliable transportation
- High school diploma or equivalent; technical training a plus
