ABOUT TDC
The Developer Collective (TDC) is where elite developers, builders, and industry leaders connect, collaborate, and relentlessly execute. We’re a high-trust community built for people who care about shipping real work, raising the bar, and surrounding themselves with others who do the same.
ROLE OVERVIEW
The Chapter Leader works alongside TDC leadership to launch a new chapter and create early momentum, then serves as the face of the room once the chapter is live. This is not a sales role. Instead, this person is the facilitator, connector, and culture carrier who creates an environment of high trust, collaboration, and excitement for members.
The right person knows how to lead a room, run great events, and bring people together in a way that feels intentional, energetic, and valuable. They should also have experience in the real estate development industry in some capacity.
The role comes down to three things: guard the door, run the room, and foster the collaboration.
WHAT YOU’LL DO
Guard the Door
- Represent TDC’s values and standards in the local market
- Help ensure every member in the room reflects TDC’s bar for credibility and trust
- Share observations, feedback, and opportunities that strengthen the chapter
Run the Room
- Help launch the chapter and build initial momentum
- Lead chapter events and create a strong in-room experience
- Shape the schedule and content so every gathering is worth attending
- Work closely with the TDC team and your chapter’s Business Development Rep on operations and event execution
Foster the Collaboration
- Facilitate meaningful introductions and conversations among members
- Set the tone for trust, collaboration, and engagement
- Help create an environment where members want to keep showing up and participating
WHAT WE’RE LOOKING FOR
- Background in real estate development, investment, or construction, or a closely related field
- An established business, practice, or book of deals of your own, and the schedule flexibility that comes with it
- Proven experience running events and leading group experiences
- Strong presence in the room and the ability to command trust naturally
- Comfortable facilitating conversations and keeping energy high
- Experience leading leaders, not just individual contributors
- Excellent communication and interpersonal skills
- Highly organized, dependable, and self-directed
- Deep appreciation for relationship-driven, high-trust communities
WHAT WE’RE NOT LOOKING FOR
- Someone who needs this to be primary income, or who wants a traditional salaried job
- Someone looking to break into the industry rather than lead in it
- Someone focused mainly on compensation rather than influence, access, and long-term opportunity
- Someone looking for a stage. The Chapter Leader makes the room the center of attention, not themselves
- Someone looking to monetize the room or mine it for leads. Relationships first, business follows. No gurus.
NICE TO HAVE
- Experience in community leadership, event hosting, partnerships, or ecosystem building
- Existing relationships in the local real estate, development, or builder community
- Familiarity with TDC’s audience and culture
THE TWO METRICS YOU OWN
Engagement Rate. The share of members who actually show up and participate each month. It tells us whether the room is worth attending.
Retention Rate. The share of members who renew. It tells us whether value is being delivered in the chapter.
COMPENSATION
Structured to reward the work without ever making you dependent on the room.
- A guaranteed monthly minimum for the first 12 months, so the build phase pays you before the chapter does
- Commissions on memberships and renewals, tiered by how involved you were
- A quarterly bonus tied to objectives set with leadership
The compensation is real and it is fair for the time it asks of you (approx 15-20 hours per month). But it is additional income, not primary income, and it is not the primary reason to take this role on. Figures are set per market and shared before you sign anything.
WHY THIS IS WORTH YOUR TIME
- Credibility, relationships, and access. Credibility that would take years to earn on your own, relationships with the people who move capital and dirt, and a seat at the front of the conversations where deals, partnerships, and capital come together long before they reach the open market.
- Real thought leadership, not the LinkedIn kind. You are seen as central because you are structurally central. Earned in private, observed in public.
- Standing you cannot buy. You lead the best room in your market, with a national bench of Chapter Leaders behind you.
- A national brand in your corner. You will have executive support to handle the administrative work, so you get to focus on the fun parts of a community, not the paperwork and logistics.
SUCCESS IN THIS ROLE LOOKS LIKE
- A chapter that feels energized, cohesive, and well-led
- Events that run smoothly and create real connection
- Members feel welcomed, engaged, and excited to return
- The room consistently reflects TDC’s standards of trust and excellence
- The chapter has strong early momentum and a clear local identity
