Residential Construction Assistant Superintendent
We are seeking a Residential Construction Superintendent to manage field execution across 3–4 active residential remodel and renovation projects. This role is responsible for jobsite leadership, trade coordination, quality control, planning, and field-level cost accountability.
Responsibilities
- Manage daily field operations across 3–4 active residential renovation projects.
- Review plans, specifications, selections, scope, and budget allowances before each phase begins.
- Develop and maintain rolling two-week look-aheads; direct the PM on when trades need to be scheduled.
- Conduct pre-start job walks with subcontractors to confirm scope, existing conditions, access, sequencing, protection, quality expectations, and schedule.
- Source, solicit, and evaluate subcontractors; obtain and compare bids; negotiate pricing within established trade allowances.
- Coordinate with the PM before any subcontract, PO, or work authorization is issued.
- Perform field takeoffs, verify quantities, identify missing scope, and flag long-lead materials or design conflicts early.
- Inspect work for quality, plan compliance, and readiness before it is covered, paid, or turned over to the next trade.
- Coordinate inspections, correct deficiencies, maintain punch lists, and drive timely closeout.
- Manage jobsite logistics, safety, cleanliness, material protection, deliveries, access, and occupied-home considerations.
- Take and organize jobsite photos; provide clear updates on completed work, upcoming work, budget risks, schedule risks, and decisions needed.
- Track trade allowances, committed costs, and projected overages; immediately escalate budget-impacting issues.
- Handle normal field decisions promptly while escalating client changes, scope changes, design deviations, and budget/schedule impacts to the PM.
- Help build and maintain AE’s qualified subcontractor network.
Financial authority
The Superintendent will have visibility into trade budgets and be expected to manage work within those allowances. They may source and recommend subs, negotiate bids, and manage minor field decisions within company-set limits.
Formal contracts, POs, payments, change orders, use of contingency, and commitments over trade allowance remain subject to PM/ownership approval.
Experience & Qualifications
- 2+ years of residential construction experience, preferably in remodels, renovations, additions, or custom residential work.
- Experience coordinating subcontractors, managing jobsite activity, or leading crews.
- Ability to read and understand architectural, structural, electrical, plumbing, and HVAC plans.
- Working knowledge of residential construction sequencing from demolition through final punch.
- Familiarity with framing, rough MEP coordination, drywall, waterproofing, tile, cabinetry, countertops, doors/trim, paint, and finish-quality expectations.
- Ability to identify field conflicts, missing scope, and quality issues before they become larger problems.
- Comfortable performing basic field takeoffs and reviewing subcontractor pricing against established allowances.
- Organized, proactive, reliable, and able to manage multiple moving parts across several jobs.
- Professional communication skills with subcontractors, clients, inspectors, and internal team members.
- Comfortable using mobile plans, email, photo documentation, spreadsheets, and project-management software.
- Valid driver’s license and reliable transportation.
Ideal Background
This is not necessarily a role that requires someone to have formally worked their way through an assistant superintendent position. A strong candidate may be a lead carpenter, remodel foreman, experienced trade professional, small GC, or someone who has helped run residential jobs and is ready to take ownership of the field side.
The right person is organized, detail-oriented, comfortable around subcontractors, understands how a remodel comes together, and can keep 3–4 projects moving without needing constant direction.
Pay: $60,122.95 - $82,406.13 per year
