60 Guilders, LLC (“60G”) is a private, New York City based real estate management and investment firm founded in 2013 by Kevin Chisholm. Emphasizing intensive fundamental research and an entrepreneurial approach to acquisitions, 60G focuses on identifying, purchasing and repositioning value‐add properties in New York City. The firm acquires and repositions properties in partnership with institutional capital partners.
The Construction Manager will lead development and construction activities at 60G, working closely with our development and construction team to drive the coordination and execution of capital improvement projects from inception to completion.
Responsibilities include
§ Project Leadership: Lead construction projects end to end, serving as the primary point of contact for architects, engineers, contractors, and other stakeholders to keep every project moving forward.
§ Document Oversight: Oversee project documentation, including permits, contracts, drawings, and specifications, ensuring accuracy, organization, and compliance.
§ Site Oversight: Conduct regular site visits and inspections to monitor progress, proactively identify issues, and enforce safety and quality standards.
§ Budget Management: Own project budgets, tracking expenses, approving invoices, and identifying cost-saving opportunities to protect the bottom line.
§ Schedule Management: Develop and maintain project schedules, driving construction activities to completion on time and within budget.
§ Research & Innovation: Evaluate construction materials, methods, and technologies, bringing data-driven recommendations that optimize project outcomes.
§ Stakeholder Communication: Act as the key liaison between internal teams and external stakeholders, ensuring clear, timely communication throughout the project lifecycle.
§ Problem Solving: Anticipate and resolve construction-related challenges, driving creative, effective solutions under pressure.
Qualifications
§ A bachelor’s or master’s degree in construction management, engineering, architecture, or a related field.
§ Strong leadership, communication, and interpersonal skills, with the ability to manage and motivate cross-functional teams.
§ Highly organized and detail-oriented, with strong time-management skills across multiple concurrent projects.
§ Working knowledge of construction principles, codes, methods, and terminology.
§ Proficiency in Microsoft Office, Microsoft Project, Procore, and related project management software.
§ 2+ years of building development and/or construction management experience, ideally within NYC real estate.

§ Compensation: $100,000–$125,000 annually, based on level of experience.
