POSITION SUMMARY
The QC & Warranty Coordinator is the independent quality voice on every project. They do not manage projects — Project Managers do. Their role is to conduct formal, independent quality inspections at defined phase gates throughout construction, ensure workmanship meets company standards, lead Punchlist #2 after client occupancy, manage all post-completion warranty requests, and supervise carpenters and apprentices. Because they are not the PM on any project, they provide an unbiased quality check that the PM cannot objectively perform for themselves.
KEY RESPONSIBILITIES
1. Independent Phase Inspections (QC)
- Conduct formal, independent QC inspections at all major construction phase gates: foundation, framing and rough-ins, pre-drywall, cabinetry and trim, and pre-punch final.
- Document all inspection findings — pass, corrective action required, or fail — in JobTread with photos and notes.
- Communicate inspection results directly to the PM; flag unresolved issues to the Senior PM if not corrected promptly.
- Verify all workmanship complies with plans, building codes, and company quality standards.
- Maintain and improve standardized QC checklists for each phase of construction.
2. Punchlist #2 Leadership & Execution
- Own Punchlist #2 entirely — receive the formal project handoff from the PM post-move-in and execute all 60-day corrective work.
- Physically perform or directly supervise all punch items: caulking, paint touch-ups, hardware adjustments, minor carpentry, door and window adjustments, trim corrections, and detail prep.
- Coordinate trade partners for items requiring specialty work beyond in-house capabilities.
- Communicate punchlist progress to the PM and Project Coordinator regularly.
- Ensure all Punchlist #2 items are closed and documented before the project is officially wrapped.
3. Warranty Management
- Serve as the sole point of contact for all homeowner warranty requests after project closeout.
- Receive, assess, document, and prioritize all warranty items clearly and promptly.
- Communicate timelines, expectations, and resolutions to homeowners professionally.
- Perform minor warranty work directly; coordinate trade partners for larger or specialty warranty issues.
- Prepare warranty performance summaries for the Director of Construction.
4. Carpenter & Apprentice Leadership
- Supervise all carpenters and apprentices — assign daily tasks, set expectations, and review work quality.
- Train apprentices in field craftsmanship, finish standards, safety practices, QC procedures, and professional client interaction.
- Review carpenter and apprentice work output to ensure consistency with company standards.
- Support their ongoing development toward higher-responsibility roles within the Carpenter Track.
- Enforce all safety protocols and OSHA best practices on every site and task.
5. Field Documentation & Communication
- Maintain thorough, daily logs of QC inspections, punch work, and warranty activities in JobTread.
- Upload photos, notes, and status updates consistently so PMs and leadership have full visibility.
- Communicate clearly and professionally with PMs, trade partners, apprentices, and homeowners.
- Flag recurring quality issues or trade-specific patterns to the Director of Construction.
- Maintain organized records of all warranty requests, timelines, and resolution outcomes.
PERFORMANCE EXPECTATIONS (KPIS)
- All phase inspections completed on schedule with documented results.
- Punchlist #2 items resolved efficiently and at high quality.
- Warranty requests acknowledged within 24 hours and resolved within agreed timelines.
- Positive homeowner feedback on warranty experience.
- Zero outdated or undocumented QC findings in the field.
- Productive, well-supervised carpenter and apprentice team with measurable skill development.
Pay: $65,000.00 - $75,000.00 per year
