About The Royce
The Royce Newport is a luxury boutique hotel estate occupying two restored Victorian mansions joined by a bluestone courtyard in the heart of Newport's historic district. We host overnight guests, weddings, and private buyouts at a standard that competes with Auberge and Ritz-Carlton properties — and guests pay accordingly.
That standard is not maintained by accident. It's maintained by someone who walks the property and sees what nobody else sees.
We're looking for that person.
The Role
As Head of Maintenance, you own the physical condition of both houses and the grounds. You are the reason a guest walks into a suite and finds nothing — not one thing — out of place.
This is a hands-on role today. Within roughly a year, as the estate roughly doubles in size and we add staff beneath you, this position is intended to grow into a full-time managerial role leading a maintenance team. The person who takes this job and does it exceptionally will be the person we promote into it.
What You'll Do
Weekly assigned work You'll receive a task list each week — repairs, projects, and property improvements prioritized by management.
Recurring maintenance
- Changing smart lock and camera batteries
- Replacing HVAC/AC filters on schedule
- Emptying and servicing ice makers
- Restocking waters, cleaning supplies, and consumables
- Light bulb replacement and fixture checks
- Door resets and hardware adjustments
Repairs across the property
- Doors and windows — sticking, misaligned, hardware, hinges, locks
- Kitchen appliances and cabinetry, including pulls, hinges, and soft-close
- Toilets, sinks, showers, and basic plumbing fixtures
- Flooring repairs, squeaks, and transitions
- Furniture repair and assembly
- Touch-up paint, patching, caulking
- Hanging and leveling artwork and mirrors
- Window treatments and shades
Grounds and exterior
- Landscaping, leaf blowing, sweeping, watering flowers and plantings
- Cleaning and maintaining the bluestone courtyard, including polymeric sand
- Power washing driveway, walkways, and hardscape
- Repairing leaking hoses and irrigation
- Trash bin cleaning and staging
- Basement and storage organization, moving and storing boxes and inventory
Self-directed property inspections — this is the most important part
We will not always have a list for you. On those days, we need someone who walks both houses and the grounds with a critical eye and finds the work themselves: the loose cabinet pull, the shade that won't sit level, the squeaky floorboard, the window that sticks, the scuff on the baseboard that needs touch-up paint, the courtyard joint that needs sand.
There is always work to be done here. The right person doesn't wait to be told what it is. If you need a list handed to you every morning to stay busy, this is not the right fit — and we'd rather tell you that now.
What We're Looking For
- Substantial hands-on maintenance experience — residential, hospitality, property management, or skilled trades. You've fixed a lot of things and you know how to work safely and cleanly.
- Genuine breadth. Carpentry, basic plumbing, basic electrical, appliance troubleshooting, painting, hardware, and grounds work. You don't have to be a licensed tradesman in every category, but you need to know what you can handle and when to call in a licensed specialist.
- An understanding of luxury hospitality standards. There is a difference between "fixed" and "invisible." A repair that a $1,200-a-night guest can see is not a finished repair. If you've worked in a high-end hotel, private estate, or luxury residential setting, tell us.
- Self-direction and initiative. You find the work. You don't wait for it.
- Reliability and schedule discipline. You show up when you say you will. Guests are on property; this matters enormously.
- Organization. You keep your work areas, storage, and basement inventory in order, and you communicate clearly about what's been done and what needs ordering.
- Professional English communication. You'll interact directly with guests, vendors, and ownership on property, and you'll need to read and act on written task lists.
- Discretion and professionalism around guests. Many of our guests are here for their wedding weekend. You'll work around them without disrupting them.
Nice to have: Boutique hotel or resort maintenance background · experience with historic or Victorian-era buildings · light HVAC knowledge · pool/spa or irrigation experience · your own basic hand tools · valid driver's license and reliable transportation.
Physical Requirements
This is physical work. You should be comfortable lifting and carrying 50+ lbs, working on ladders, kneeling, bending, and working outdoors in seasonal New England conditions.
Schedule
25–30 hours per week to start, with flexibility around guest arrivals, departures, and event days. Some weekend availability is required — weddings and buyouts are a core part of our business, and the property has to be flawless before every one of them.
