We are seeking an experienced, forward-thinking Vice President of Commercial Property Management to lead the operational, financial, and strategic performance of a rapidly growing portfolio approaching $500 million of commercial real estate with the majority retail shopping centers.

The Vice President will oversee Property Management, Property Accounting, and operational support staff while partnering directly with ownership to design and execute the next generation of commercial property management. Position Summary
The Vice President of Commercial Property Management is responsible for the overall operational, financial, and strategic performance of ACCESS Commercial's management portfolio. This executive will oversee a rapidly growing portfolio of commercial real estate consisting primarily of shopping centers, mixed-use developments, and other commercial asset classes.

Primary Responsibilities:
- Portfolio Leadership
- Provide executive oversight of a growing commercial real estate portfolio.
- Lead, mentor, and develop a team of Property Managers, Property Administrators, Maintenance personnel, and Property Accounting professionals.
- Establish performance expectations through measurable KPIs.
- Build a culture focused on accountability, responsiveness, innovation, and continuous improvement.
- Financial Performance & Asset Value
- Drive portfolio NOI through revenue optimization, asset plan management and disciplined expense management.
- Oversee annual operating budgets, CAM budgets, forecasting, and capital planning.
- Review monthly financial statements, variance reports, and accruals.
- Ensure timely and accurate CAM reconciliations and lease recoveries.
- Identify and implement value-add initiatives that improve long-term asset performance.
Technology & Innovation
- Lead the development of a best-in-class, technology-enabled property management platform.
- Candidates should demonstrate experience implementing and leading technology initiatives, including:
- Yardi Voyager or similar enterprise system

- Continuously improve accounting workflows and financial transparency.
Capital Projects & Vendor Management
- Oversee capital improvement projects and tenant improvementcoordination.
- Lead vendor procurement, RFP processes, and contractnegotiations.
- Develop and maintain strategic vendor relationships.
Owner & Tenant Experience:

- 10+ years of commercial property management experience.
- 5+ years of senior leadership experience.
- Extensive experience managing retail commercial real estate.
- Strong understanding of CAM reconciliations, leaseadministration, and commercial lease structures.
