About the Position
We are seeking an experienced and highly motivated Demolition Project Manager / Estimator to join our growing team. This individual will be responsible for estimating, planning, coordinating, and overseeing commercial, industrial, and residential demolition projects throughout New York City and the surrounding metropolitan area.
The ideal candidate will have a strong understanding of demolition operations, project scheduling, NYC regulations, environmental requirements, and client relationship management. This role requires both office-based estimating and field-based project oversight.
Responsibilities
Estimating
- Review bid documents, plans, specifications, and site conditions.
- Perform site visits and pre-bid walkthroughs.
- Prepare accurate cost estimates for demolition, interior gut-outs, selective demolition, structural demolition, asbestos abatement coordination, and related services.
- Solicit and evaluate subcontractor and vendor pricing.
- Develop detailed scopes of work and bid proposals.
- Track bid opportunities and maintain estimating databases.
Project Management
- Manage projects from award through completion.
- Coordinate permits, DOB filings, utility disconnects, and agency requirements.
- Develop project schedules and monitor progress against milestones.
- Conduct site meetings and maintain communication with clients, consultants, and regulatory agencies.
- Monitor project budgets, change orders, and cost controls.
- Ensure compliance with all OSHA, NYC DOB, DEP, and environmental regulations.
- Prepare project reports, schedules, and documentation.
Qualifications
- 5+ years of experience in demolition estimating, project management, or a related construction field.
- Strong knowledge of demolition methods, means, and sequencing.
- Familiarity with NYC Department of Buildings (DOB), DEP, OSHA, and environmental regulations.
- Ability to read and interpret construction drawings and specifications.
- Experience preparing detailed cost estimates and project budgets.
- Proficiency with Microsoft Office, Excel, Bluebeam, and construction management software.
- Excellent communication, negotiation, and organizational skills.
- Valid driver's license and ability to travel to project sites throughout NYC and the Tri-State area.
Preferred Qualifications
- Experience with interior demolition, structural demolition, asbestos abatement coordination, and environmental remediation projects.
- Existing relationships with NYC subcontractors, vendors, and industry contacts.
- Experience working on public and private sector projects.
- OSHA 30 Certification.
