Facilities Maintenance Technician
Position Summary
We are seeking an experienced and hands-on Facilities Manager to oversee the maintenance, repair, and overall condition of four high-volume laundromat locations. This position is responsible for ensuring each facility is clean, safe, fully operational, and maintained to the highest standards. The ideal candidate is mechanically inclined, self-motivated, organized, and capable of troubleshooting a wide variety of building systems and equipment.
Key ResponsibilitiesPreventive Maintenance
- Develop and execute preventive maintenance schedules for all four laundromat locations.
- Perform routine inspections to identify maintenance needs before they become costly repairs.
- Maintain accurate maintenance logs and service records.
Building & Facility Maintenance
- Perform general repairs including painting, drywall patching, flooring repairs, and pressure washing.
- Ensure doors, locks, hinges, windows, furniture, and all moving components are functioning properly.
- Maintain interior and exterior appearance of each location.
HVAC Systems
- Inspect, maintain, and coordinate service for approximately 15 HVAC units.
- Replace filters, troubleshoot operational issues, and coordinate major repairs with HVAC contractors when necessary.
Plumbing & Electrical
- Perform light plumbing repairs including faucets, drains, valves, toilets, and leak repairs.
- Complete minor electrical work such as replacing switches, outlets, lighting fixtures, breakers, and ballast/LED conversions, while ensuring work remains within applicable codes and company policy.
- Diagnose and resolve facility-related mechanical issues.
Laundry Equipment Support
- Perform basic diagnostics and troubleshooting on washers, dryers, payment systems, and related equipment.
- Coordinate repairs with equipment manufacturers or service vendors when specialized service is required.
- Replace laundry cart wheels and maintain carts in safe operating condition.
Cleaning & Facility Appearance
- Perform deep cleaning of equipment, walls, floors, ceilings, and mechanical rooms.
- Clean floor drains and maintain proper drainage.
- Pressure wash sidewalks, entrances, and exterior surfaces as needed.
- Ensure each location consistently meets company cleanliness standards.
Qualifications
- 5+ years of commercial building maintenance or facilities management experience preferred.
- Strong knowledge of HVAC, plumbing, electrical, and general building maintenance.
- Mechanical aptitude with the ability to diagnose equipment issues.
- Experience using hand and power tools safely.
- Ability to prioritize multiple projects across several locations.
- Strong organizational and communication skills.
- Valid driver's license with reliable transportation.
- Ability to lift 75 pounds, climb ladders, work on rooftops, and perform physically demanding tasks.
Job Type: Part-time
Pay: $20.00 - $25.00 per hour
