ABOUT THE POSITION
Box Self Storage is looking for a dependable, organized, and hands-on Part-Time Assistant Property Manager to join our Flowood team.
We're looking for more than someone to cover the office.
The right person for this position is someone who naturally notices the details, follows through, keeps things organized, and isn't afraid to step outside to solve a problem. You'll work alongside our Property Manager to help ensure the facility remains clean, secure, professionally managed, and operating according to Box Self Storage procedures.
This position combines property operations, organization, customer service, collections, sales, and hands-on facility oversight. Some days you'll be helping a customer find the right storage unit. Other days you'll be walking the property, inspecting vacant units, following up on delinquent accounts, checking locks, organizing records, or identifying something that needs maintenance.

WHAT YOU'LL DO
Property Operations & Facility Oversight
- Complete routine property walkthroughs and inspections.
- Monitor the facility for cleanliness, security, maintenance, and safety concerns.
- Inspect vacant units to ensure they are clean, secure, properly tagged, and ready to rent.
- Verify locks, overlocks, unit status, and access information as part of regular property operations.
- Help maintain clean and professional office, restroom, elevator, hallways, common areas, and grounds.
- Identify maintenance concerns and communicate or coordinate follow-up as needed.
- Maintain organized property supplies, locks, keys, merchandise, and operational materials.
- Help ensure doors, gates, access points, and vacant units are properly secured.
- Assist with basic property tasks and problem-solving as needed.
Customer Service & Sales
- Greet customers and provide professional, friendly service in person and by phone.
- Help customers select appropriate storage units based on their needs.
- Explain rental rates, promotions, fees, insurance requirements, payment options, and facility policies.
- Complete rentals and assist customers throughout the move-in process.
- Answer account questions and assist customers with payments and account updates.
- Follow up with leads and prospective tenants.
- Promote available merchandise and services when appropriate.
- Ask satisfied customers for reviews and referrals.
- Look for opportunities to build relationships with local businesses and the surrounding community.
Delinquency & Account Management
- Assist with delinquency follow-up according to Box Self Storage procedures and timelines.
- Make outbound calls and communicate with past-due customers professionally.
- Document customer conversations, payment arrangements, and account activity accurately.
- Assist with overlocks, lock cuts, pre-lien procedures, and other delinquency-related property tasks when required.
- Follow established procedures rather than relying on verbal agreements or undocumented arrangements.
- Escalate unusual account situations to the Property Manager or Corporate Team when appropriate.
Administrative & Daily Operations
- Complete assigned daily task lists and operational responsibilities.
- Maintain accurate notes and records within the property management system.
- Respond to customer emails, texts, calls, and requests.
- Help maintain organized tenant and property documentation.
- Review information carefully and identify missing or incomplete tasks.
- Follow company procedures, checklists, and documentation requirements.
- Communicate unfinished tasks or property concerns clearly so nothing falls through the cracks.

QUALIFICATIONS
- High school diploma or equivalent required.
- Previous self-storage experience is helpful but not required.
- Experience in property management, apartment communities, hospitality, retail, facilities, collections, office administration, or another operations-focused environment is a plus.
- Comfortable using computers, email, text messaging, and web-based business software.
- Strong written and verbal communication skills.
- Ability to maintain accurate documentation and follow established procedures.
- Ability to work independently and manage multiple responsibilities.
- Comfortable working both indoors and outdoors as part of normal property operations.
- Must be dependable and able to maintain an agreed-upon work schedule.
SCHEDULE
This is a part-time position averaging approximately 15–25 hours per week.
We offer flexibility in scheduling and are looking for someone who can provide consistent, dependable coverage that complements the existing property team.
Some Saturday availability may be required based on property needs and scheduling.
COMPENSATION & BENEFITS
- $13.00–$15.00 per hour, based on experience and qualifications.
