Position Summary
The Maintenance Director is responsible for overseeing all facility maintenance operations, preventative maintenance programs, vendor management, building systems performance, and regulatory compliance for our skilled nursing and assisted living community.
This leadership role ensures the safety, comfort, and well-being of residents, visitors, and team members through effective management of HVAC, plumbing, electrical, carpentry, life safety systems, and facility infrastructure.
Key Responsibilities
- Direct and manage daily facility maintenance operations
- Develop and oversee preventative maintenance schedules
- Complete work orders and repair requests in a timely manner
- Maintain HVAC, plumbing, electrical, mechanical, and building systems
- Inspect and maintain interior and exterior grounds and facilities
- Coordinate and supervise outside contractors and service vendors
- Ensure compliance with healthcare, life safety, and regulatory standards
- Monitor facility equipment performance and identify improvement opportunities
- Manage maintenance budgets, supplies, and inventory
- Respond to emergency facility issues as needed
- Maintain documentation related to repairs, inspections, and compliance requirements
- Promote a safe environment for residents, visitors, and staff
- Adhere to infection control, isolation, and safety protocols at all times
- Follow incident reporting and risk management procedures
Qualifications
Required
- Previous maintenance leadership, facilities management, or building operations experience
- Strong knowledge of HVAC systems and preventative maintenance practices
- Experience with plumbing, electrical, painting, and general building maintenance
- Ability to prioritize multiple projects and work independently
- Strong organizational and problem-solving skills
- Ability to manage a physically active workload
- Detail-oriented, self-motivated, and dependable
- Commitment to resident safety and customer service excellence
Preferred
- HVAC certification
- Healthcare, skilled nursing, assisted living, hospital, or senior living maintenance experience
- Carpentry experience
- Experience managing vendors and outside contractors
- Knowledge of life safety regulations, emergency preparedness, and facility compliance standards
