Job Title: Property Manager / Maintenance Key Responsibilities:
1. Property Management:
- Tenant Relations: Act as a point of contact for tenants, addressing concerns, resolving complaints, and facilitating effective communication particularly for maintenance items.
2. Property Maintenance:
- Routine Maintenance: Ensure all common areas, landscaping, and property amenities are well-maintained. This includes cleaning, landscaping, pest control, and maintenance services.
- Repairs & Troubleshooting: Handle emergency maintenance requests, including plumbing issues, electrical problems, heating/cooling malfunctions, etc.
- Preventative Maintenance: Implement and manage a preventative maintenance schedule for key systems (HVAC, plumbing, electrical, etc.) to minimize unexpected repairs.
- Inspection & Upkeep: Conduct regular inspections of the property to identify maintenance issues and ensure the property meets health and safety standards.
- Renovations & Upgrades: Manage and coordinate renovation projects or upgrades as needed (e.g., repainting, flooring, appliance replacement).
- Emergency Management: Address and coordinate emergency maintenance during off-hours when needed, ensuring the safety and well-being of tenants.
Required Skills and Qualifications:
- Education: High school diploma required. Certification in property management (e.g., CPM, CAM) or maintenance (e.g., CPO, EPA certification) a plus.
- Experience: Prior experience in property management or construction is preferred.
- Technical Skills: Basic knowledge of plumbing, electrical systems, HVAC systems, and general construction/repair. Basic computer skills required.
- Communication: Strong interpersonal and communication skills for interacting with tenants, vendors, and property owners.
- Organization: Ability to manage multiple tasks, prioritize maintenance requests, and ensure timely completion of responsibilities.
- Problem-Solving: Strong troubleshooting skills and the ability to resolve maintenance issues effectively and efficiently.
Preferred Skills:
- Tech-Savvy: Familiarity with property management software (Airbnb/VRBO/Avail) and maintenance tracking systems.
- Customer Service Orientation: A proactive approach to addressing tenant concerns and maintaining a high standard of property upkeep.
Physical Requirements:
- Ability to lift moderate to heavy objects, roughly 40+ lbs. (e.g., maintenance tools, equipment).
- Capacity to perform physical tasks such as minor repairs or inspections around the property.
Work Environment:
- A mix of physical work and overseeing contractors (on-site property inspections, maintenance work, handling tenant complaints).
- May require weekend or after-hours availability for emergency maintenance.
