MAINTENANCE TECHNICIAN ASSISTANT
Property Management Maintenance Department is looking for a part-time 25-30 hour per-week Maintenance Technician Assistant. An energetic self-starter who works well under minimal supervision for general maintenance services on Topsail Island, NC.
Hours of Work Required:
- 25-30 hours per week (opportunity may arise for more hours each week)
- Peak Season (May-September): 9:00am - 6:00pm – Thursday, Friday, Saturday required with occasional Mondays as needed
- Off Peak Season: 9:00am - 4:00pm – to be determined days needed
- On-Call Duties when emergencies arise (shared responsibility with Lead Maintenance Tech)

Perform general maintenance/projects as assigned
Responsibilities
- Perform assigned task/work orders in a timely manner
- Managing inventory and tools assigned to you for use on the job
- Assist with filter service, upkeep of curb appeal and general yard maintenance as needed.
- Ensure safe and secure areas for all tenants, guests and owners
- Report and receive approval to correct problems found to be a safety hazard at property.
Requirements
- The position requires at least 2 years of experience in property maintenance or equivalent fields.
- Ability to move up and down stairs, bend squat and stand for long periods of time
- Attendance and punctuality are essential
- Ability to work outside in various weather conditions
- Must be available to perform after-hours emergency calls when needed
- Must be able to respond to emergencies promptly when on-call
- Must have a valid driver's license and good driving record
- Must have comprehensive knowledge of household functions, basic plumbing, basic electrical, HVAC filter installation, basic yard tools, etc.
- Must have general construction knowledge including but not limited to light sheetrock repairs and painting
- Must be knowledgeable and skilled with the use of various hand and power tools, lift heavy objects, and climb ladders of varying heights
- Carpentry skills
- Must have basic phone/iPad skills to input photos and complete tasks as assigned.
- Other duties and projects as assigned by Management
Benefits and Pay
The pay for this role is $14.00-17.00 hourly, however the pay may be negotiable based on skill level

General tasks include:
- Repair drywall and quality painting
- Change HVAC filters
- Turn off water valves
- Repair leaks/clear clogged drains
- Apply caulk
- Yard work mow, weed and trim bushes
- Read a tape measure and use levels
- Install ceiling fan or replacement of light fixtures
- Common knowledge of basic tools
- Basic carpentry, plumbing, minor electrical and technical skills
Job Types: Part-time, Contract
Pay: From $14.00 per hour
