About the Role
The Acquisitions Manager is responsible for sourcing, evaluating, and securing off-market and distressed properties for wholesale disposition. This is a high-activity, results-driven role requiring strong negotiation skills, market knowledge, and the ability to build relationships with motivated sellers.
Key Responsibilities
- Source and generate leads through direct mail, cold calling, driving for dollars, online platforms, and networking with agents and investors
- Conduct seller appointments (in-person or virtual) to build rapport, identify motivation, and negotiate purchase agreements
- Perform comparative market analysis (CMA) and property valuations to determine accurate ARV (After Repair Value) and MAO (Maximum Allowable Offer)
- Negotiate and execute purchase contracts under market value with motivated sellers
- Manage an active pipeline of leads and deals using a CRM system
- Coordinate with the dispositions team to ensure acquired properties align with buyer demand
- Conduct property walkthroughs and assessments to estimate rehab costs
- Follow up consistently with leads at various stages of the sales cycle
- Meet or exceed monthly acquisition targets and KPIs
- Stay current on local market trends, comparable sales, and investment activity
Qualifications
- Strong negotiation and persuasion skills
- Proficiency with CRM platforms (e.g., Podio, REI BlackBook, HubSpot)
- Ability to analyze property values and run comps independently
- Excellent communication skills — phone, email, and in-person
- Self-motivated, goal-oriented, and comfortable in a commission-driven environment
- Real estate license a plus, but not required
- Knowledge of wholesale real estate, ARV, and repair cost estimation preferred
Compensation
