Position Summary
Thompson Facilities Services is hiring a Facilities Technician II who is responsible for performing skilled maintenance, repair, and preventive maintenance work to ensure the safe, efficient, and reliable operation of campus facilities. This role supports the maintenance of academic buildings, residence halls, administrative offices, athletic facilities, and other campus properties. Facilities Technician II works with greater independence than Technician I and is expected to handle more complex repairs, troubleshoot advanced system issues, and support junior team members as needed.
Responsibilities:
Essential Duties and Responsibilities

Perform skilled maintenance and repairs on campus buildings, systems, and infrastructure.

Conduct preventive maintenance on HVAC, electrical, plumbing, mechanical, and building automation systems.

Diagnose and repair more complex issues involving electrical circuits, plumbing systems, HVAC components, and building equipment.

Repair or replace motors, pumps, valves, thermostats, lighting systems, door hardware, and other building components.

Respond to and resolve advanced maintenance work orders and emergency repair requests in a timely manner.

Conduct detailed inspections of facilities to identify system deficiencies, safety hazards, and repair needs.

Assist in troubleshooting and supporting building automation systems (BAS) and energy management systems.

Support room setups, event preparations, and furniture relocations across campus.

Assist in training or provide guidance to Facilities Technician I staff as needed.

Maintain accurate documentation of work performed, materials used, and preventive maintenance activities.

Assist contractors and vendors during maintenance, renovations, and capital improvement projects.

Ensure compliance with OSHA, fire safety, environmental, and university regulations.

Participate in on-call rotation, weather emergencies, and campus-wide operational support activities.

Promote energy efficiency, sustainability practices, and proper system operation.

Perform other duties as assigned.
Qualifications:
Qualifications
-
3–5 years of experience in facilities maintenance, building systems, or a related skilled trade preferred.

Strong working knowledge of HVAC, electrical, plumbing, and mechanical systems.

Experience with commercial or institutional facilities strongly preferred.

Ability to read and interpret blueprints, schematics, and technical manuals.

Skilled in the use of hand tools, power tools, diagnostic equipment, and testing instruments.

Strong troubleshooting and problem-solving abilities.

Valid driver’s license may be required.
Knowledge, Skills, and Abilities

Solid understanding of building systems and preventive maintenance practices.

Ability to independently diagnose and resolve complex maintenance issues.

Knowledge of building automation systems (BAS) preferred.

Strong communication skills and ability to work with diverse campus populations.

Ability to prioritize and manage multiple assignments in a fast-paced environment.

Understanding of safety procedures, OSHA standards, and proper use of PPE.

Ability to mentor and support entry-level maintenance staff.
Physical Requirements

Frequently lift, carry, push, and pull up to 50 pounds; occasionally up to 75 pounds with assistance.

Ability to climb ladders, work at heights, and access confined spaces.

Prolonged standing, walking, bending, kneeling, and stooping required.

Ability to work indoors and outdoors in varying weather conditions.

Exposure to mechanical systems, electrical components, noise, dust, and chemicals with proper PPE.
Work Environment

Campus-wide facilities includes academic buildings, residence halls, administrative offices, athletic facilities, and outdoor areas.

May require evening, weekend, holiday, and on-call availability for emergency response.

This is an essential position which may require work during inclement weather.
