General Description: Serves as a maintenance technician for Southwest Horizon Ranch housing property, performing skilled and unskilled maintenance. Completes janitorial tasks, preventative maintenance, minor repairs, and house turns. As a part of the site team, is responsible for ensuring a high standard of cleanliness, customer service, and a hazard-free environment.
1. Qualifications:
Education:
High School diploma or equivalent required. Knowledge of basic building maintenance and repair is required either through training or experience.
Experience:
Minimum of one year in skilled maintenance work preferred. Technical expertise in one or more building trades preferred.

2. Essential Job Functions/ Responsibilities
· Perform the work required to respond timely to resident work orders. The expected timeframe for emergency work orders is to respond, mitigate and/or repair as needed within four hours. Resident work orders will be completed within the next 2 work days after reported, unless parts are needed. Preventative maintenance and Property Manager requested work orders should be completed within one week.
· Complete required paperwork timely with accuracy in detail
· Performs repairs on the property, including painting, basic carpentry, or wall repair and plumbing and electrical.
· Prepares vacant units for lease-up within the timeframe directed by the Property Manager, including painting, cleaning, and performing repairs within SWHR operating practices and financial considerations. Normally, this process should be competed within 7-10 days.
· Maintains grounds and common areas daily and/or more frequently, including lawns and flowerbeds, shrubbery parking areas, and trash pickup
· Removal of snow in common areas and/or as directed by Property Manager
· On-call as directed by Property Manager
· Attend staff in-service trainings and meetings as requested by the Property Manager
· Sets up community space as needed
· Maintains inventory of supplies and equipment
· Advises Property Manager of the overall condition of the property
Working Environment
· Driving to stores to purchase materials
· Frequent work in residential houses
· Frequent exposure to seasonal conditions and extreme temperatures and changes in outside weather
· Occasional confinement or cramped body position
· Occasional exposure to hazardous substances, dust and loud noises

Equipment Used
· Frequent use of power tools
· Frequent use of basic maintenance tools such as hammers, saws, nails, screwdrivers, paint sprayer, etc.
· Frequent use of landscape equipment, push mower, weed eater, zero-turn mower, snowblower, etc.

· Vehicle- must have own vehicle and valid driver’s license
Customer Service
· Maintains professional boundaries with all residents, employees, vendors, contractors, and external customers
· Collaborates with Property Manager to ensure that resident concerns are appropriately addressed in a timely manner
· Ensures the delivery of excellent customer service to residents
· Follows and enforces all fair housing and local landlord and tenant laws and regulations
Physical
· Frequent climbing of stairs while carrying supplies and equipment
· Ability to perform maintenance work, including hammering, painting, etc.
· Ability to lift and carry 50 lbs.
· Heavy physical activity required, including shoveling snow and grounds work
· Frequent positional changes: must be able to stand, sit, squat, climb, reach, grab, grasp, point, pull drag and push
Sensory and Cognitive
· Frequent reading of written materials, such as work orders, invoices, receipts, etc.
· Frequent concentration on moderate detail with constant interruptions
· Frequent requirement to understand and handle multiple issues and or assignments at a time
· Must be able to speak clearly and understand/be understood

· It may be required to maintain a special facility such as irrigation system or other on the property

Pay: $23.00 - $26.00 per hour
