Job Summary
Emerald Isle Condominium is seeking an experienced, hands-on Maintenance Supervisor to lead and oversee the maintenance operations of our Gulf-front condominium community.
Emerald Isle is a gated, 17-story, 128-unit condominium property with two swimming pools, a hot tub, fitness center, sauna, Gulf-front boardwalk, parking areas, common facilities, mechanical systems, and extensive exterior grounds.
This is a seven-day-a-week operation. During the summer season, property operations run from 7:00 a.m. to 8:00 p.m., with a maintenance team of approximately four seasonal employees.
The Maintenance Supervisor will coordinate staff, vendors, contractors, inspections, preventative maintenance, repairs, janitorial operations, pool operations, trash services, and the daily functioning of the property. This position requires strong leadership, technical knowledge, organization, and the ability to respond quickly to maintenance and operational concerns.
Primary Responsibilities
- Supervise, schedule, train, and direct maintenance and janitorial employees
- Monitor employee performance and ensure assigned work is completed properly and on schedule
- Conduct daily property inspections to identify maintenance, safety, cleanliness, and operational concerns
- Oversee the inspection, maintenance, troubleshooting, and repair of HVAC, plumbing, electrical, lighting, mechanical, and building systems
- Ensure all interior, exterior, emergency, parking, pool, boardwalk, and common-area lighting remains operational
- Monitor the two swimming pools and hot tub for proper water chemistry, sanitation, equipment operation, documentation, and regulatory compliance
- Maintain required pool chemical logs, testing records, inspection records, and corrective-action documentation
- Coordinate trash collection, dumpster service, waste removal, and cleanliness of all trash areas
- Oversee janitorial services and ensure elevators, lobbies, hallways, stairwells, restrooms, fitness areas, pool areas, and other common facilities meet established cleanliness standards
- Maintain the fitness center, sauna, boardwalk, pool decks, gates, parking areas, grounds, and other common elements
- Perform routine maintenance, minor repairs, and troubleshooting as needed
- Use a computerized maintenance management system or other work-order software to track service requests, preventative maintenance, inspections, schedules, inventory, and completed work
- Review work orders, establish priorities, assign responsibilities, and confirm completion
- Troubleshoot maintenance and engineering issues using schematics, technical manuals, meters, diagnostic equipment, and established troubleshooting procedures
- Develop and maintain preventative maintenance schedules for building systems and equipment
- Manage repair and improvement projects involving contractors, vendors, and service providers
- Obtain proposals, coordinate access, monitor contractor performance, and verify that work meets approved requirements
- Maintain adequate levels of maintenance supplies, pool chemicals, tools, equipment, and replacement parts
- Enforce workplace safety requirements and ensure employees use appropriate tools, procedures, and personal protective equipment
- Assist with hurricane preparation, storm response, property recovery, and other emergency procedures
- Respond to emergency maintenance calls as part of an on-call rotation
- Communicate significant maintenance concerns, repair needs, project updates, and operational recommendations to property management
Required Qualifications
- Current Florida Certified Pool Operator certificate
- Previous maintenance, facilities, condominium, resort, hospitality, industrial, residential, or commercial property experience
- Proven experience supervising maintenance employees or facilities personnel
- Strong mechanical knowledge and hands-on troubleshooting ability
- Working knowledge of HVAC systems, plumbing systems, electrical systems, lighting, pumps, motors, mechanical equipment, and general building maintenance
- Experience developing and completing preventative maintenance programs
- Ability to read and interpret technical manuals, equipment specifications, schematics, and engineering diagrams
- Familiarity with computerized maintenance management systems, work-order systems, or similar maintenance software
- Ability to manage multiple projects, employees, contractors, and competing operational priorities
- Knowledge of applicable workplace safety requirements and proper maintenance procedures
- Effective written and verbal communication skills in English
- Strong documentation, organizational, leadership, and problem-solving skills
- Ability to work independently and make sound operational decisions
- Valid driver’s license and reliable transportation
- Ability to work weekends, holidays, varying schedules, and emergency on-call rotations
- Ability to work outdoors in heat, humidity, wind, rain, and changing coastal weather conditions
- Ability to lift, carry, climb stairs, use ladders, bend, kneel, and perform physically demanding maintenance work
Preferred Technical Experience
- High-voltage and low-voltage electrical systems
- HVAC diagnostics and repair
- Plumbing repair and pump systems
- Programmable logic controllers
- Ohmmeters, multimeters, and electrical diagnostic equipment
- Mechanical and industrial maintenance practices
- Coastal or high-rise condominium maintenance
Compensation and Work Schedule
- $30.00 per hour
