The Superintendent / Site Manager is responsible for the daily leadership, coordination, safety, quality, and productivity of the construction site. This role is the primary field leader and is accountable for ensuring that work is executed in accordance with the project drawings, specifications, schedule, quality expectations, and company standards.
In a high-end residential environment, the Superintendent must combine strong technical field knowledge with exceptional organization, communication, discretion, and attention to detail. The role requires close coordination with the Senior Project Manager, Director of Operations, subcontractors, consultants, vendors, and company leadership to ensure the project is properly sequenced, resourced, and executed to the standard expected of a luxury residential builder.
Compensation
Base Salary Range: $100,000 – $150,000, depending on experience.
Compensation will be based on the candidate’s experience managing high-end residential construction, technical field knowledge, leadership ability, communication skills, and demonstrated ability to manage complex custom residential projects with strong attention to quality, safety, schedule, and site organization.
Key ResponsibilitiesSite Leadership & Daily Field Management
- Lead daily field operations and maintain control of site activity.
- Coordinate subcontractors, vendors, deliveries, inspections, and field staff.
- Maintain a clean, organized, secure, and professional jobsite.
- Review drawings, specifications, shop drawings, and field conditions.
- Ensure work is performed in accordance with project documents and approved details.
- Identify conflicts, constraints, and missing information before they impact the work.
- Communicate daily field priorities clearly to subcontractors and internal teams.
- Maintain a calm, professional site environment appropriate for high-end residential work.
Schedule Execution & Look-Ahead Planning
- Maintain and manage short-term look-ahead schedules.
- Coordinate with the Senior Project Manager on the master project schedule.
- Identify manpower, material, equipment, and access needs in advance.
- Confirm subcontractor readiness before scheduled work begins.
- Track progress against the project schedule and report delays or risks early.
- Support schedule recovery planning when work falls behind.
- Ensure upcoming work is fully coordinated before trades mobilize.
Quality Control & Craftsmanship
- Establish quality expectations with trades before work begins.
- Review installation details, mockups, samples, and approved submittals.
- Monitor workmanship and correct deficiencies early.
- Coordinate inspections and consultant reviews.
- Protect finished work and maintain high standards of site presentation.
- Manage punch list development and completion.
- Ensure work reflects the design intent and meets client, architect, and company standards.
Safety & Site Compliance
- Implement and maintain the site-specific safety plan.
- Conduct regular safety walks and toolbox talks.
- Ensure subcontractors comply with safety requirements.
- Identify and correct unsafe conditions immediately.
- Maintain proper site access, signage, fencing, fall protection, housekeeping, and emergency procedures.
- Coordinate with the Director of Operations on safety programming, documentation, and corrective actions.
- Promote a jobsite culture where safety, professionalism, and accountability are expected.
Site Infrastructure, Logistics & Equipment
- Coordinate site access, staging, storage, temporary utilities, fencing, parking, deliveries, and waste management.
- Maintain site infrastructure required for efficient trade performance.
- Coordinate equipment needs with the Director of Operations and project team.
- Plan deliveries and material movement to avoid disruption.
- Manage neighbor impacts, noise, site security, cleanliness, and site presentation.
- Support logistical planning for constrained or occupied residential environments.
Material Planning & Procurement Coordination
- Identify upcoming material needs based on field sequencing.
- Confirm materials, fixtures, finishes, equipment, and long-lead items are ordered and tracked.
- Communicate delivery requirements and constraints early.
- Verify delivered materials against project requirements.
- Coordinate storage, protection, staging, and installation timing.
- Notify the project team immediately of procurement risks or missing information.
Communication & Reporting
- Provide regular updates to the Senior Project Manager and Director of Operations.
- Maintain daily reports, site photos, manpower counts, delivery logs, and inspection records.
- Document field conditions, delays, issues, and completed work.
- Participate in project meetings, subcontractor meetings, and coordination meetings.
- Escalate issues promptly when decisions, information, or resources are needed.
- Communicate respectfully and professionally with client representatives, architects, consultants, neighbors, and trades.
Coordination with Project Leadership
- Partner with the Senior Project Manager on schedule, budget impacts, RFIs, change events, procurement, and subcontractor coordination.
- Coordinate with the Director of Operations on site resources, manpower, equipment, safety, logistics, and productivity needs.
- Support company leadership by maintaining a controlled, organized, and accountable field environment.
- Help ensure that field execution aligns with client expectations, design intent, schedule, and budget.
Required Qualifications
- 7+ years of construction field experience, preferably in high-end residential, custom homes, estates, or complex architect-led projects.
- Proven experience managing subcontractors and daily site operations.
- Strong understanding of construction sequencing, drawings, specifications, and trade coordination.
- Ability to manage quality, safety, site logistics, and schedule execution.
- Experience working with architects, designers, engineers, client representatives, and specialty trades.
- Strong communication, leadership, and documentation skills.
- Ability to anticipate problems and resolve field issues proactively.
- High attention to detail and respect for craftsmanship.
- Proficiency with project management tools, daily reporting, scheduling tools, email, photos, and digital plan platforms.
- OSHA 30 preferred.
- Valid driver’s license and reliable transportation.
